IN-HOUSE ESTIMATOR/PROJECT MANAGER
JOB SUMMARY:
We're in the emergency business. We provide services to our clients 24/7/365. This role requires immediate attention, with an eye for detail, knowledge of building components and how buildings are structurally put together. Deadlines must be met for program losses as well as the customer. Communication is key between customer, client and anyone who touches the job. This role is not in the field. This role is 100% in-house at our corporate headquarters.
ESSENTIAL FUNCTIONS:
- Respond to leads in timely manner
- Order “Emergency Services” if required
- Be available 24/7/365 for emergencies
- Must be available for “on call” (after hours) as needed
- Write estimate of damage in Xactimate, Proposal or ROM to submit in a timely manner
- Write changes orders, revise estimates and addendums as needed
- Get signature from customer on Work Authorization, specifications and /or proposals
- Track time and material logs and invoicing
- Maintain a relationship with customer and all parties involved throughout the project
- Communicate with Project Coordinator(s) to keep files up to date
- Work with property management and insurance company for approvals
- Lead and oversee construction and/or restoration projects from beginning to end
- Determine and define project scope, schedule and budge
- Manage costs in order to meet budget
- Monitor and meet scheduled deadlines and critical dates
- Make sure supplies are ordered and delivered according to schedule
- Create status reports daily and/or weekly, with change orders, progress to deadlines and challenges/roadblocks
- Manage and monitor safety regulations and ensure project staff is in compliance
- Obtain necessary permits, approvals, and other regulatory prerequisites
- Ensure all building codes are met
- Ensure all appropriate permits and licensing are acquired for the work site(s)
- Work with sub-contractors, engineers, architects as well as key team members in a professional manner
- When project is complete prepare the billing and submit to support staff
- Follow collection on payment on jobs
- Other duties as assigned
QUALIFICATIONS:
- Experience in estimating and/or project management in the restoration or construction industry
- Demonstrated knowledge of construction, engineering, and architecture principles
- Must possess business acumen and the ability to manage budgets, estimate costs, manage gross margin
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Comfortable reading and understanding blueprints and drawings
- Strong leadership and management skills
- Strong critical thinking and problem solving skills
- Strong communication skills
- Strong delegation and follow-up skills
- Possession of current state driver’s license with a clear driving record
- Successful completion of a background check (no criminal convictions for violent offenses or loss or property)
- Prefer Xactimate estimating software experience or other similar estimating software
- General knowledge in the daily use of Microsoft Office Applications (Word, Excel and Outlook), including MS Project
- Ability to navigate the internet to research supplier and product info, pricing, etc.
PHYSICAL DEMANDS:
- Ability to climb stairs, scaffold and ladders.
- Requires one to be able to crawl through attics and crawlspaces as needed.
- Ability to bend, squat, lift frequently and lift up to 50 lbs unassisted.
- Be available 24/7/365 to handle any emergency.
WORK ENVIRONMENT:
- May occasionally work in temperatures above 100 degrees or below 32 degrees.
- May occasionally work on slippery or uneven surfaces.
- Noise level in the work environment is frequently loud.
- Must work in environments such as smoke, wind, water, Category 2 and 3 water, fire, etc.
