Job Title:Facilities Technician

Pay Rate:$30.00 - $40.00/hour

Hours of Work:Monday-Friday 7:00AM-3:30PM

Adjustments and overtime as needed for projects

Job Summary:The Facilities Technician will provide facilities maintenance services for the property management business. Emphasis on the ability to operate and tow a trailer. The employee will report to the Facilities Manager and will be stationed remotely across facilities in the Seattle and Bellevue Metro areas.

Required Essential Job Skills/Experience:

1.At least three year verifiable work experience.

2.Have a valid Washington State Drivers License.

3.Ability to operate and tow a trailer.

4.Proficiency with Microsoft Office suite.

5.Comfortable with Apple's operating system.

6.Experience and capability of learning new software.

7.Able to read, write, understand, and communicate fluently in English.

Required Essential Job Functions/Duties:

1.Confidence in trailer towing and operation skills.

2.Manage and perform all work assigned related to the preventative maintenance and inspections of leased and owned properties including, but not limited to: HVAC, plumbing, electrical, carpentry, drywall, painting, custodial, doors/locks, Fire Alarm panels, sprinkler risers, water heaters, hardware, and pest control.

3.Independently and cooperatively troubleshoot all related maintenance tasks. Utilize problem solving, critical thinking, and efficiency techniques to resolve issues with long-term solutions.

4.Partner with vendors to perform repair and maintenance on-site. Provide best judgments with the owner's interest in mind and coordinate with vendors to provide solutions.

5.Respond to emergencies by applying strong building systems and critical infrastructure knowledge.

6.Proactively monitor current work orders and self-generate work as appropriate. Document work performed, including status, technician notes, labor hours, and job details by utilizing Yardi Facilities Manager mobile application.

7.Responsible for timely and accurate input of all work order information, associated expenses, calendar/appointment scheduling, and associated coordination as necessary.

8.Professional accountability for Alco owned/issued Tools, Equipment, Instruments, Vehicles and Devices.

9.Partner with Facilities Management to provide onsite presence for Capital and Tenant Improvement projects.

Desirable Job Skills/Experience:

1.Excellent verbal and written communication skills

2.Experience with customer service.

3.Experience or education with customer service, property management, facilities management or construction. Comfortable reading building plans.

4.Experience with Yardi Voyager or other property management software.

5.Ability to follow instructions and apply it to the job.

6.Highly motivated to embrace new challenges.
