St. Joseph Parish is a vibrant Jesuit parish in Seattle, that strives to form parishioners in Ignatian Spirituality, especially building a community of faith that seeks justice.
I. POSITION PURPOSE
Oversees and administers the daily and long-term operations of the parish buildings and other assigned areas including grounds, maintenance, construction/renovation projects, janitorial/custodial, safety, security, vehicles, and energy management systems. Oversees the daily and long term maintenance, construction/renovation programs.
II. MAJOR DUTIES AND RESPONSIBILITIES
- Oversees the on-going maintenance and safety of assigned parish buildings and grounds by establishing and completing daily, weekly, monthly and yearly work priorities.
- Provides other maintenance, landscaping, and minor custodial duties as required or directed. This includes but is not limited to minor electrical, plumbing, carpentry, repairs and minor furniture and equipment moving, and office moves as required.
- Responsible for conducting daily, weekly, monthly, or quarterly facility inspections; performing preventative maintenance and equipment testing to assure that heating, air conditioning, and ventilation systems and pumps, motors and engines are properly maintained and operating. Performs necessary repairs if systems are not working properly or contacts the appropriate vendor/service contractor.
- Provides supervision to the custodian and maintenance staff as needed.
- Works closely with the school’s Director of Facilities to coordinate any shared custodial/maintenance staff as well as construction/renovation projects, safety and security programs and other projects that affect both the parish and school.
- Assures security of facilities including key access systems and cameras, including scheduling access for events, issuing and documenting keys and system troubleshooting.
- Identifies outside contractors, vendors and service providers and negotiates contracts in coordination with the pastor and Pastoral Assistant for Administration (PAA).
- Represents the parish when dealing with outside contractors in all major maintenance, construction, and renovation projects.
- Maintains an inventory of supplies and equipment and reorders as appropriate.
- Develops, directs, and implements the annual and long-range work plan regarding operations and maintenance with the PAA.
- Provides input for annual budget and manages operations and maintenance within that budget.
- Provides necessary facility related support to all parish programs and special events.
- Participates in Safety and Building & Grounds committee meetings.
- Available on-call for emergencies and holidays as needed.
- Performs other duties as may be assigned.
- Two years experience in facilities management.
- General knowledge of basic building maintenance, HVAC and mechanical functions including boilers, general carpentry, plumbing, electrical, and custodial skills.
- Grade IV Boiler license, or to obtain within 90 days of employment.
- Working knowledge of computers and proficiency in software programs, including Microsoft Office applications, database systems and use of the internet.
- Demonstrated ability to organize, manage and prioritize multiple projects simultaneously, meeting deadlines proficiently in the midst of daily distractions.
- Strong communication and interpersonal skills, with ability to collaborate with other staff and volunteers on facility needs and uses.
- Self-motivated, with the ability to work both independently and as part of a team.
- A sense of the mission of the Church, and the workings of parish life.
- To successfully perform the essential duties of this position, an individual must have complete mobility and able to:
- Lift, push pull, or carry objects up to 50 pounds
- Occasionally push and pull wheeled dollies loaded with products up to 100 pounds
- Engage in full manual dexterity in both hands and wrists
- Climb ladders and gangways safely and without limitation
- Dexterity in eye/hand coordination, feet (foot pedals), manual (picking, pinching, holding, grasping), and wrist motion (repetitive flexion/rotation)
- Must be able to stand/walk for up to 8 hours.
Any offered salary is determined based on internal equity, internal salary ranges, market data, applicant’s skills and prior relevant experience, certain degrees and certifications.
