JOB DEFINITION:

The Facilities Carpentry Supervisor assists the Director of Facilities and Asset Management with the administrative and maintenance functions within the Facilities Department in order to assure high quality service to DESC properties. In addition, the Facilities Carpentry Supervisor performs cleaning, maintenance and repair tasks to all DESC properties and provides oversight of other maintenance and janitorial staff, as needed.

MAJOR DUTIES AND RESPONSIBILITIES:

  • Supervise carpentry maintenance staff for the Downtown and Neighborhood Teams, including providing direction, training and support for work scopes relating to building and furniture materials.
  • Coordinate the schedules for maintenance staff at DESC in order to complete work orders and preventative maintenance.
  • Apply skilled mechanical aptitude in repairing and maintaining building and furniture materials; including but not limited to relating to the installation and/or replacement of casework, cabinet doors, flooring, unit/corridor doors, building hardware, trim, window frames, sashes, partitions, etc.
  • Provide skilled technical assistance and training to other maintenance staff, especially regarding carpentry equipment and systems.
  • Coordinate with maintenance, janitorial and other relevant DESC staff for the acquisition of necessary supplies.
  • Prioritize relevant work orders and facilitate prompt response, utilizing the electronic work order system, consulting with the Director of Facilities and Asset Management as needed.
  • Review pending work orders, re-prioritize them, if needed, and provide updates to project managers and other relevant DESC staff regarding uncompleted work. Ensure work orders are completed in a timely manner.
  • Generate reports showing completed and pending work orders via the electronic work order system.
  • Perform high quality carpentry repair and maintenance tasks in all areas of assigned facilities, including, but not limited to, shelter dorms, individual apartments, floors, hallways, common areas, offices, storage and trash rooms, equipment rooms, stairways, elevators, kitchens, laundry rooms, lounges, bathrooms, showers, alleys, sidewalks and roofs.
  • Respond to emergencies, initiating emergency maintenance actions, cleaning up debris, water, etc., and contacting supervisors. On occasion, respond to after-hours emergencies.
  • Safeguard building and unit keys, never giving anyone access to occupied tenant units without authorization.
  • Work at ground level or from ladders and scaffolding. Carry and lift heavy materials up to 75 lbs., ladders, tools and other equipment to and around work sites.
  • Monitor facilities and equipment for damage and unsafe conditions, enter work orders and provide upkeep and repair as needed.
  • Assist other staff with large projects as assigned.
  • Participate in staff meetings and trainings, as assigned.
  • Other duties as assigned.

While performing the duties of this job, the employee will be required to sit, communicate with other employees, operate computer hardware systems, work at ground level as well as on scaffolding, ladders and heights of 50 feet or more including roofs and patios, frequently lift and carry items weighing 75 pounds including heavy materials, ladders, tools and other equipment to and around work sites. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Also required is the ability to tolerate strong odors and ability to wear appropriate protective equipment.

Requirements:

MINIMUM QUALIFICATIONS:

  • Knowledge of: standard practices, methods, materials, tools and equipment of carpentry trade; lumber types and grades; safety precautions; record keeping; basic computer skills. Demonstrated experience performing carpentry repair for commercial units.
  • Skilled carpentry, plumbing, and electrical experience in a multi-family residential setting.
  • Ability to organize workloads of multiple staff at multiple projects.
  • Ability to train and mentor teammates and demonstrate skill.
  • Must have valid Washington State driver's license.
  • Ability to communicate and work effectively with people from various backgrounds.
  • Proficiency with using computers and/or electronic work order systems.
  • Ability to handle a wide range of unpleasant and/or bizarre behavior from clients.
  • Commitment to the philosophy of cooperation and continuity across programs and consideration and respect for clients.
  • Able to lift and carry materials up to 75 lbs.


PREFERRED QUALIFICATIONS:

  • Supervisory experience in a technical setting.
