Job Description:
Oversee Mechanical, Electrical, Plumbing (MEP) repairs, modifications and preventative maintenance tasks for more than 9 commercial buildings throughout the Merrimack Valley region. The expectation is for the Facility Manager to have a high-level aptitude for all aspects of facilities equipment and systems. Oversee and direct facility technicians in the troubleshooting, repairing and maintenance of facilities, to include mechanical systems (ie: heat pumps, cooling towers, fan coil units, boilers, pumps, steam systems, chillers, fire pumps, emergency generators, etc..). Work with vendors and contractors to solicit project bids and oversee operating and capital projects as guided.
Duties and Responsibilities:
· Conduct building inspections and complete work orders
· Delegate work orders and manage Maintenance Technician work load
· Coordinate plumbing, electrical and HVAC assessment and repairs
· Monitor life safety systems, perform routine visual inspections and coordinate vendor activities that relate to life safety maintenance.
· Maintain satellite maintenance offices to include inventory of supplies, tools and equipment
· Responsible for overall MEP conditions of assigned properties. Support Property Management as needed.
· Assist in developing scope for vendor contractors, capital improvements, major R&M projects
· Proactively interact and communicate with tenants. Provide mechanical resource for ongoing tenant concerns.
· Understand and provide input for property budgets
· Perform miscellaneous duties as assigned by management
· Work in a team environment, assisting PM & APM and facilities technicians when necessary
Required Skills, Knowledge and Technical Ability:
- Ability to read, write, speak and understand English (Other languages a plus)
- Advanced knowledge of mechanical equipment, plumbing, & electricity
- Ability to navigate multiple Energy Management Systems and make recommendations for changes.
- Basic hands on knowledge of painting, carpentry, snow removal, landscape practices, and other commercial property core functions.
- Ability to climb, work off a ladder and lift a minimum of 50 lbs
- Working knowledge of applicable compliance regulations (i.e. OSHA, State, Local)
- Strong organizational skills, written skills and communication skills
Education Level:
Vocational licensee or applicable experience preferred.
3-5 years commercial real estate facilities experience
Job Type: Full-time
Pay: $75,000.00 - $82,000.00 per year
