Location: Jefferson City, MO (Hitachi Energy Building)
Shift: 1st, 8:00am-4:00pm (Monday-Friday)
Pay: $21.00-$27.00/Hr.
The Maintenance position will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.
Job Responsibilities

• Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime
• Performs and/or directs the performance of assigned maintenance service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
• Performs building and equipment maintenance and repairs.
• Assist the Lead Operating Engineer and other building team members in the maintenance and repair of building and equipment as needed.
• Maintain lighting system bulbs and ballasts.
• Minor HVAC, plumbing & electrical repairs.
• Moves office furniture, machinery, equipment and other materials as requested.
• Performs predictive maintenance, preventative maintenance, maintenance routines and service requests as directed.
• Assist with the supervision and direction of contractors and monitors performance of their assigned responsibilities
• Respond and perform emergency repairs or preventative maintenance off hours as directed on nights and weekends.
• Performs all duties in a safe manner, comply with all safety procedures and maintaining clean and safe work areas in accordance with established work standards and practices.
• Recognize danger and safety hazards and propose methods to eliminate them.
• Participate in ongoing technical, safety, and operational process training programs.
• Participate in the annual JLL Engineering Operations Compliance Program (OCP), working to achieve an agreed upon a passing score as determined by the General Manager.
• Participate in rotating coverage for property after hours and respond effectively to all emergencies.
• Complete assigned work orders and documents work performance using work order system within parameters set by Manager.
• Comply with all safety procedures, maintaining good housekeeping and safety of work areas and building facilities. Recognize danger and safety hazards and propose methods to eliminate them.
• Must be able to work variable shifts in a 24/7 environment, including off hours, weekends, and emergency conditions.
• Other assigned operational tasks as may be typically expected of the Operating Engineer role.
• Provide on-call response as required.

Knowledge, Skills & Abilities

• High School diploma or GED equivalent
• 2 years experience as an Electrician, HVAC Technician/Mechanic, Plumber or other related field.
• A valid state-issued driver's license.
• Ability to use hand tools, power tools and other equipment required to complete job tasks
• Ability to read and interpret documents such as safety rules, operating and maintenance instruction, and procedure manuals.
• Ability to write routine reports and correspondence.
• Must have the ability to lift a minimum of 50 lbs., use ladders up to 30 ft, possess mechanical and electrical aptitude and have excellent communication skills in English, both oral and written.
• Working knowledge of computer applications including Word, Excel and Microsoft Office.
• Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
• Successful candidate must be self-motivated who can work independently or on a team.
• Must be available for Call-in work in an on-call rotation
