Based in St. Augustine, Florida, SJC Cultural Events, Inc. (SJCCE) is a community-focused 501(c)3 nonprofit organization dedicated to enriching St. Johns County and music enthusiasts worldwide through authentic cultural programming. SJCCE manages and operates award-winning live entertainment venues, including The St. Augustine Amphitheatre and Ponte Vedra Concert Hall. The organization also produces the renowned Sing Out Loud Festival and the Fort Mose Jazz & Blues Series, playing a pivotal role in both the cultural enrichment and economic vitality of the St. Johns County community. SUMMARY

The Facilities Management Director plays the lead role in ensuring the efficient maintenance, repair and capital replacement for assigned facilities, including its infrastructure, life safety and building systems. This position requires strategic planning, contract and project management, budget development, and the implementation of best practices to ensure a safe, well-maintained, and exceptional experience for our patrons, staff, and performers.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Develop and execute a comprehensive Facilities Management strategy, including short-term and long-term plans for maintenance, repair, renovations and improvement of assigned facilities and buildings.
  • Oversee all aspects of facility operations, including HVAC systems, electrical systems, plumbing, lighting, landscaping, parking lots, and space management.
  • Lead the implementation and management of a Computerized Maintenance Management System (CMMS) to schedule and track maintenance activities, work orders, and equipment inventory.
  • Collaborate with internal teams and external vendors to identify and address maintenance issues promptly, minimizing disruptions to events and performances.
  • Coordinate and oversee the implementation of preventive maintenance programs to ensure optimal performance of facility systems and equipment.
  • Negotiate and manage contracts with service providers, suppliers, and contractors, ensuring compliance with quality standards and budgetary guidelines.
  • Develop and maintain strong relationships with key stakeholders, including government agencies, regulatory bodies, and community partners.
  • Conduct regular inspections of the venue to identify potential safety hazards, implement corrective measures, and ensure compliance with relevant regulations and codes.
  • Develop and monitor the Facilities Management budget, including developing budgets for maintenance, construction, repair, and capital replacement.
  • Track expenses, identify cost-saving opportunities, and report financial performance to senior management.
  • Read and interpret building plans and specifications, drafting scope of work and project specifications.
  • Collaborate with architects, engineers, and contractors in the planning and execution of construction, repair and renovation projects.
  • Utilize AutoCAD or similar software for reviewing and modifying building plans, creating layouts, and documenting facility changes.
  • Provide leadership and guidance to assigned maintenance staff, fostering a culture of excellence, collaboration, and continuous improvement.
  • Stay abreast of industry trends and best practices in Facilities Management, incorporating innovative strategies and technologies to enhance operational efficiency and
  • Hires, trains, assigns, directs, supervises, evaluates and disciplines personnel. Coordinates staff and administrative activities.
  • Maintains a full-time presence on the job.
  • Performs other duties as assigned.

SUPERVISOR RESPONSIBILITIES

  • This position supervises the Facilities Team, including Maintenance Supervisors and Maintenance Administrators
  • Responsible for performance reviews, interviewing, coaching/discipline and daily management of duties

QUALIFICATIONS

· Knowledge of management principles, methods, practices and techniques.

· In depth knowledge of building construction and the maintenance and repair of the related building systems.

· Knowledge of human resource management theories, practices and techniques.

· In depth knowledge of facility management principles, practices and facility planning.

· In depth knowledge of accepted industry methods for calculating and implementing appropriate annual maintenance budgets.

· Knowledge of procurement and contract management and negotiation processes.

· Knowledge of the principles of architectural drafting.

· Knowledge of computers and job-related software programs. Must be knowledgeable in the use of AutoCAD or equivalent architectural drafting software programs.

· Knowledge of generally accepted accounting principles and budgetary practices.

· Skill in the review and interpretation of engineering drawings, specifications and designs.

· Skill in planning, organizing, directing and coordinating the work of personnel.

· Skill in the analysis of problems and the development and implementation of solutions.

· Skill in the preparation of clear and precise administrative reports.

· Skill in oral and written communication.

EDUCATION/EXPERIENCE

  • Bachelor’s degree or equivalent or five to seven years of related experience
  • Proven experience in a supervisory Facilities Management capacity, preferably including a venue such as an amphitheatre, stadium, or other entertainment complex
  • Proficiency in managing a Computerized Maintenance Management System (CMMS) for tracking work orders, asset management, and preventive maintenance scheduling; Experience with MaintenanceX preferred
  • Possession of a Division 1 general contractor license as defined by Florida Statutes, Ch. 489 is preferred.
  • Certified Facility Manager (CFM) through the International Facilities Management Association (IFMA) is preferred.
  • Familiarity with sustainability practices and energy management systems is a plus.
  • Must possess and maintain a valid Florida driver’s license and any other endorsements necessary to legally operate vehicles used while assigned to this position.
  • Must be able to operate a computer and have proficiency in Microsoft Office Suite and Microsoft Project Software.

TRAVEL

Up to 20% of travel between St. Augustine and Ponte Vedra; travel may be sporadic.
