Title: Director of Facilities
Status: Full-Time / Exempt
Reports to the Chief Operating Officer, the Director of Facilities is responsible for the maintenance of all Phase Three facilities ensuring that they are maintained and in good repair. The DOF manages all NRO’s, building projects, remodels, and refurbishments. The DOF develops, manages, and facilitates vendor relationships, ensuring a consistent and high-level quality of work while supporting all Phase Three financial goals and objectives. The DOF hires, develops, and manages the in-house maintenance tech team insuring a high level of competency and efficiency. The DOF is proactive in developing, prioritizing, and monitoring equipment and facility needs ensuring cost-effectiveness is maximized.
What You’ll Be Doing
- Manage and facilitate ongoing unit maintenance ensuring that all Phase Three Star facilities are maintained and in good repair while maximizing cost effectiveness.
- Develop and maintain a detailed data bank of all facilities including the structure, site, and all key equipment.
- Work with vendors to develop and manage work agreements ensuring that Phase Three is getting the most cost-effective, high-quality work available.
- Troubleshoot all equipment issues to confirm that the correct course of action is being initiated.
- Monitor repair and maintenance service tickets and invoices on a regular basis ensuring that charges are accurate and reasonable and per agreements. Identify any discrepancies and work with vendors to resolve.
- Manage the work order system confirming that all projects are monitored and completed in a timely, efficient, cost-effective fashion.
- Manage parts ordering and inventory.
- Develop a maintenance program for HVAC, ice machines and char broilers.
- Work, address and resolve operations team issues.
- Manage all warranty repairs.
- Monitor and facilitate ADA issues when necessary.
- Manage and execute the CAPEX plan.
- Manage and develop the maintenance technician team.
- Manage and maintain the maintenance van fleet.
- Manage and maintain the Phase Three maintenance equipment.
- Manage AMEX expenditures within budgeted parameters.
- Plan, manage and facilitate all new restaurant construction and existing unit remodels ensuring timely and cost-effective completion of all projects.
- Work with the COO on the planning process and all relevant vendors to efficiently facilitate all key project components.
- Work with the COO on permitting and variance requirements.
- Assist in establishing accurate and attainable timelines and schedules.
- Establish working relationship with all vendors.
- Establish sound working relationships with governmental agencies and departments to ensure there all requirements and expectations are met.
- Work with operations to plan and facilitate operating guidelines for remodels and NRO’s.
- Oversee and manage vertical construction on all projects as the key contact/liaison between the general contractor and Phase Three Star.
- Coordinate and facilitate third party vendors ensuring that all work is completed on time and to spec.
- Manage a detailed punch list for all projects to ensure timely completion.
- Develop a warranty and vendor contact and information binder for each location.
- Be a resource for operations to answer questions or assist where needed after projects are completed.
