Summary:
Primary Responsibilities (but are not limited to):
- Provides support and direction for facilities planning, building projects and CapEx projects.
- Develop and recommend policies, planning guidelines, and procedures for the development of capital projects
- Consult on maintenance schedules, service programs, procedures and practices
- Assist in developing and reviewing preventive maintenance programs, procedures and policies.
- Develops inspection reports and logs to use as a tool for preventative maintenance
- Perform annual site inspections for all COCM communities
- Monitor and record the execution of annual inspections, testing, training for sites
- Provides resources for responsible management and use of company resources, procurement best practices, service contract development, and oversight of outsourced contractors.
- Assist with creating and inspecting custodial plans and efforts to meet required industry standards
- Cultivate effective relationships with both internal and external stakeholders, customers and service providers.
- Identify, coordinate or create training modules for staff
- Develop skills assessments and participate in hiring process for facilities personnel
- Assist with training and onboarding of Facilities personnel
- Provide guidance on safety protocol expectations for emergency facilities issues
- Facilitate company-wide Health and Safety Training Meetings monthly
- Promote environmentally sustainable choices and strategies across all facilities and custodial operations.
- Lead and promote efforts to achieve greater energy efficiencies in all facilities
- Perform other duties as assigned
Required Minimum Qualifications:
- A minimum of 10 years’ experience in property management, facilities management, or related field.
- Previous experience gathering and analyzing data, creating reports, managing facilities, and managing budgets.
- Knowledge of OSHA regulations, building codes, environmental agency requirements, life safety standards, etc.
- Experience with Microsoft Office Suite, property management software, and work order management systems.
- Knowledge of building systems such as chilled water, HVAC systems, fan coil units, building automation control systems, rooftop outside air units, etc.
- Experience negotiating, developing, and managing contracts
- Experience in the implementation of capital projects, development of maintenance reports and presentation of results to constituents, and experience in student or multi-family housing or in a higher education environment.
- Experience developing and managing projects, project budgets and contracts
- Bachelor’s degree in Construction Management, Engineering or an related field
- Experience with new construction of multifamily or student housing
- Experience with remodeling or renovation of existing student housing
- Experience conducting building assessments and developing action plans
- Experience planning and facilitating hands on training with maintenance and custodial staff
- This job will require travel when necessary. Estimated at 50%
- In addition to regular work schedule, this position requires night and weekend activities, along with travel. Periodically the position requires beyond 40 hours of work per week.
