CONSTRUCTION PROJECT MANAGER – HOME PRESERVATION
Salary Range: $115-125,000

Your Impact:
Joining Habitat Greater SF’s Home Preservation program at a time of rapid growth and increasing impact, the Home PreservationProject Manager (PM) directs a team of subcontractors, foreman, apprentices, and volunteers to complete high quality repairs and improvements forlow-income homeowners, including vulnerable seniors, who lack access to conventional means to make these critical investments.  Areas serviced by Home Preservation include San Francisco, Marin and San Mateo counties. Reporting to the Home Preservation Construction Manager, the PM  will manage the completion of assigned rehab projects, including direct interaction with clients, the development of scopes of work, subcontractor bids, cost estimates, and scheduling.  While primarily in a management and job oversight role on multiple projects occurring simultaneously, the PM should be ready to put their bags on and roll up their sleeves from time to time to provide hands on mentoring to Foreman, Apprentices and Volunteers.   

Primary Responsibilities:
Construction Project Management (75%) 
  • Engage with prospective client and schedule a preliminary walkthrough and inspection of the home. 
  • Provide walkthrough assessments for all qualified repair projects, write scopes of work, create cost estimates, schedule subcontractor walkthroughs and submit all repair projects for internal approval and subsequent client approval.
  • Assist in creating project schedules and manage all labor, including HGSF staff, volunteers and subcontractors, ensuring steady workflow between projects. 
  • Collaborate with Volunteer Services team to engage volunteer groups on repair projects. 
  • Coordinate delivery of all materials, tools and equipment to project sites. 
  • Manage client relationships and communication during construction phase. 
  • Make sure that all work conforms to building code and HGSF standards, pulling city permits as needed and standing in for inspections. 
  • Maintain project documentation including labor, materials, daily logs and photos for all projects in Procore. 
  • Provide weekly status reports to Construction Manager on all projects including scheduling, budget and manpower. 
  • Attend regular weekly meetings prepared to provide reporting on all projects to Construction and Programs teams.
Leadership and Training (25%) 
  • Manage one or more Foremen and Apprentices, providing hands-on skills training, coaching, routine communications, and regular performance feedback. 
  • Prioritize safety, implementing HGSF Safety Program across sites, enforcing OSHA Construction Safety Standards, and following Lead Safe Renovation practices. 
  • Safeguard HGSF resources by maintaining trucks and tools in good working order, and making sure jobsites and storage areas are safe, clean, and orderly. 
  • Reflect HGSF’s Core Values in the community, building positive relationships with homeowners, volunteers, partners, city officials, and vendors. 

Minimum Qualifications:
  • Minimum of 7 years construction experience as a superintendent or Project Manager with field experience. 
  • Strong knowledge of framing, roofing, siding, door & window installation, & flashing details. 
  • Residential remodel and renovation experience is required. 
  • Strong interpersonal communication skills required.
  • Passion for teaching others trade and leadership skills. 
  • Excellent planning & organizational skills with ability to manage multiple concurrent projects with attention to schedule milestones and deliveries.
  • Ability to work well with all types of people while fostering positive relationships with coworkers, homeowners, community members, inspectors/officials, and subcontractors/vendors. 
  • Proficiency with computers, email and MS Teams, MS Office Suite and Procore.
  • Valid CA Driver’s License.
  • Must be able to pass background check (In accordance with state and county law: convictions do not necessarily rule out employment, it depends on the nature and severity of the conviction and is evaluated on a case by case basis, check is conducted on last 7 years only.) 
Preferred Qualifications:
  • Ability to speak Spanish is a plus.

Work Environment: Works in outside conditions that occasionally include inclement weather, heat and humidity. Noise level will be loud at times. Work on heights required.  Driving required. 
Physical Demands: Must be able to move objects and use abdominal and lower back muscles to provide support over time without fatigue. Constant movement and use of limbs; this position requires good manual dexterity, coordination and stamina, and the ability to lift and carry at least 60 pounds, go up and down stairs and ladders, and endure the full work day on their feet. Must be able to frequently communicate in English (verbal), including hazard communication, giving and receiving trainings, working as part of a team, and  supporting volunteers.  Must be able to recognize and respond to potential hazards based on both visual and auditory warnings systems.
