Construction Project Manager

Required Skills

LEADERSHIP:

-Shares feedback often for continuous improvement with the project management department, as well as completed project performance and results, to both team members and leadership.

-Tracks and measures project progress by using key performance indicators (KPIs), milestones, regular updates, progress or analysis reports, and by using project management software.

ORGANIZATION:

-Plans and organizes projects by defining project objectives, setting timelines, allocating resources, identifying priorities, setting milestones, and developing an efficient management plan.

-Responsible for overall project execution, while delegating to project team members specific individual tasks and/or activities within the project scope.

COMMUNICATION:

-Timely & proficient utilization of project management software or tools for simplifying the overall project progression (i.e. Acculynx & Microsoft Teams).

-Any changes or feedback from the client should be conveyed to the individual team member in the most effective manner.

-Conduct regular on-going meetings (i.e. Production/Team) and attend all mandatory company meetings and events.

PROBLEM SOLVING & ADAPTABILITY:

- Adapt and manage scope creep, priorities, communication issues, resource utilization, and all project deadlines.

- Treat all client feedback as critical and act quickly while reporting to leadership immediately.

CLIENT MANAGEMENT:

-Negotiate project requirements with clients and the stakeholders.

-Bring clarity to clients and act as the bridge between them, the project management team, and leadership.

Key Roles

PROJECT EXECUTION:

-Manage all aspects of project, from initial execution to successful completion, ensuring proper labor and resources, while delegating task assignments to individual team members and conveying task details to leadership, and completing all projects in a timely and professional manner.

TEAM BUILDING:

-Build project management department “team” that ‘works together’ by defining primary roles and defining goals, ensuring all team members understand their tasks, roles, and responsibilities and communicate regular ongoing feedback to project team, communicates appropriately, and has enough resources and tools for effective collaboration.

EFFECTIVE DELEGATION:

-Delegate and prioritize tasks to team effectively, understanding team member’s individual strengths and weaknesses, and delegating accordingly.

EMPLOYEE FEEBACK

-Gather and communicate employee feedback immediately and effectively, including project scope updates, and remain in proximity and/or available to team members and clientele at all times.

Responsibilities

·PROJECT PLANNING

-Determine and define scope of work, resources needed and deliverables.

o-Review and submit all permit apps with project coordinator to ensure code compliance

DEPARTMENTAL LEADERSHIP:

-Manage All Aspects of Project Contracts and Subcontracts Including Project Start & Project Kickoff

-Manage All Project Vendors, Contractors, and Subcontractors Throughout All Projects

-Maintain Ongoing Positive Vendor & Product Partner Relationships

TIME MANAGEMENT & PROGRESS TRACKING

-Create & Maintain Project Timeline, Schedule and Logistics

-Schedule product delivery

-Attend necessary in-person or teams company meetings & events

DOCUMENTATION & REPORTING

-Take & Upload (in Acculynx) “Before, During, and After” Project Progress Pictures

-Ensure All Project Checklists and Job Design Agreement Are Updated, Completed, and Signed

- Issue Progress Updates (as needed) Regarding Costs & Timelines

· PLANNING, PROCESSES, & PROBLEM SOLVING:

-Coordinate efforts across entire project between architects, designers, engineers, and subcontractors

- Review and submit orders to necessary vendors

- Communicate with homeowner from beginning to completion of project to ensure open communication

- Refer any unknown questions to sales rep, project coordinator, and/or leadership.

CLEAR COMMUNICATION & CLIENT COORDINATION:

- Communicate Clear Job Site Expectations to Project Team

- Answer any necessary questions about job production

- Ensure All Payment Agreements Are Signed

QUALITY CONTROL & BUDGET MANAGEMENT:

- Schedule inspections with city and meet inspectors for all necessary review

- Ensure work is done in compliance with all relevant building and safety codes

- Review project feasibility as sold to ensure profitability

- Draft and submit budget based on scope of work and resource requirements.

- Manage costs in order to meet budget

- Review invoices to ensure proper quantities and pricing

Qualifications

• Bachelor's degree in Building Construction, Construction Management, Civil Engineering, or Architecture Preferred
• 5-7 years of Construction Project management experience with strong leadership and management skills
• Comfortable reading and understanding blueprints and drawings
• Proficient in Microsoft Office and general computer software
• Demonstrated knowledge of construction, engineering, and architecture principles
• Ability to budget, schedule, negotiate, and control costs
• High degree of familiarity with contract and subcontract documents, terms, and conditions

Issued Tools & Resources

· All transportation vehicles, materials, hardware, and equipment must be handled with the utmost care and utilized while upholding the company brand and material guidelines.

· All materials purchased or expensed through XL Outdoor Living, LLC must be returned to XL Outdoor Living upon termination of employment.

Compensation & Benefits

· Annual Salary: $60,000 - $80,000, paid bi-weekly

· Monthly Benefits: Health, Dental and Vision

- XL Outdoor Living, LLC will contribute 50% of employees monthly deductible

· Two week Vacation - (must be used during the year, no pay out for vacation)

· Gas Re-imbursement at current year IRS rate (2024 $0.67)

- Log of miles to be turned in monthly, paid out the 15th of the next month
