Construction Project Manager
Breaking Ground is a pioneer of bringing permanent supportive housing to scale: pairing affordable housing with wraparound social and medical services designed to help those who are experiencing or at risk of homelessness to maintain their homes for the long-term. This is widely recognized as a proven and cost-effective solution to chronic homelessness. Started over 30 years ago, we now operate nearly 4,000 units of affordable housing across New York City. Our mission is to strengthen individuals, families and communities by developing and sustaining exceptional supportive and affordable housing as well as programs for homeless and other vulnerable New Yorkers.
The Asset Management Department is responsible for the physical and financial well-being of Breaking Ground's building portfolio. The Construction Project Manager reports to Assistant Vice President, Capital Planning and Construction and manages construction and major repair projects across the portfolio. They provide leadership and expertise and coordinate with other departments.
ESSENTIAL DUTIES:
- Schedule and oversee all phases of Construction Projects from permit to finish
- Coordinate all necessary inspections
- Determine and define scope of work and deliverables
- Responsible for any delays, emergencies and problems that can arise
- Comply with safety and building codes as well as legal requirements
- Report project progress and budget to stakeholders
- Explain contract and technical matter to others in a clear manner
- Prepare budget and cost estimates, along with work timetables
- Manage costs in order to meet budget
- Provide direction over contractors and subcontractors
- Ensure work is done in compliance with all relevant building and safety codes
- Interface with contractors and subcontractors
- Perform constant on-site monitoring and quality control function
- Manage and resolves punch lists, potential issues, and problems
- Respond to after-hours emergencies
- Perform all other related tasks as assigned
MINIMUM QUALIFICATIONS:
- Bachelor's degree in Building Construction, Construction Management, Civil Engineering, or Architecture or 5-7 years of experience in project management within construction
- Experience working in occupied residential buildings
- Supportive or affordable housing experience preferred
- Comfortable reading and understanding blueprints and drawings
- Proficient in Microsoft Office and general computer software
- Demonstrated knowledge of construction, engineering, and architecture principles
- Ability to budget, schedule, negotiate, and control costs
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Proven ability to handle multiple projects and meet deadlines
- Ability to perform the physical labor necessary
- Must have valid driver's license
Work Conditions
This position is based out of our administrative office in NYC. While the Asset Management team is on a hybrid work schedule, the schedule for this position requires extensive work in the field which may result in a 5 day onsite work schedule based on Organizational needs.
