Commercial Assistant Property Manager

Responsibilities:
- Oversee the day-to-day operations of commercial properties, including office buildings, retail centers, and industrial complexes.
- Manage tenant relations, including addressing tenant inquiries, resolving complaints, and ensuring tenant satisfaction.
- Coordinate property maintenance and repairs, including scheduling and overseeing contractors and vendors.
- Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and building codes.
- Develop and implement property management policies and procedures to optimize property performance.
- Prepare annual budgets and financial reports for each property.
- Negotiate lease agreements, renewals, and terminations with tenants.
- Market available spaces to attract new tenants and maximize occupancy rates.
- Collaborate with leasing agents to develop marketing strategies and attract prospective tenants.
- Conduct market research to stay informed about industry trends and competitive rental rates.
- Ensure compliance with all applicable laws, regulations, and licensing requirements.

Experience:
- Minimum of 3 years of experience in commercial property management or a related field.
- Proficiency in CMMS (Computerized Maintenance Management System) software for tracking maintenance requests and work orders.
- Experience using OneSite or similar property management software for lease administration and financial reporting.
- Knowledge of property management laws, regulations, and best practices.
- Strong understanding of property leasing processes, including negotiating lease terms and conducting tenant screenings.
- Proven ability to upsell additional services or amenities to tenants to maximize revenue.
- Proficient in Microsoft Office Suite (Word, Excel, PowerPoint) for data entry, reporting, and analysis.
- Familiarity with contract management processes and experience reviewing and negotiating contracts.
- Excellent customer relationship management skills with the ability to build rapport with tenants.
