Support Management and Engineering teams by optimizing operational performance, assessing automation suitability, and overseeing inspections for laboratory buildings. Ensure compliance with industry best practices and standards for systems, including MEP, Fire & Life Safety, BAS/EMS, Emergency Power, Mission Critical, Security, and Building envelope systems. Looking for someone who’s customer service focused with a strong management background, both with leading a technical team and experience working with / supporting building / property tenants and the end client
Candidate should be local with local ties and existing / previous relationships with area vendors/service providers in Seattle (MacDonald Miller, AMS, Apollo, PSF, Burk Mechanical, Evergreen, K&D, etc.)
MUST have strong communication and organizational skills with the ability to effectively and efficiently set-up lines of communication between the team performing the work, the client who’s deploying appropriate resources for the different situations and the tenants who may be impacting by the work being done to their area and equipment
Candidate should have critical systems experience (HIGHLY PREFERRED), preferably working in a Biotech, Life Sciences, Pharmaceutical, Laboratory, or similar working environment
Essential Functions:
Coordinate maintenance efforts with outside vendors and contractors when required / necessary
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns and provide back up support as needed
Oversees a high-performing team of Engineers and ensure they reach ambitious Key Performance Indicators
Hire and on-board new staff and ensure compliance with company OSHA web-based trainings
Develop and execute plans to achieve on-time completion of preventative maintenance and work orders
Implement performance metrics and establish regular team evaluations to drive continuous improvement
Ensure the proficient operation and maintenance of all building systems including but not limited to HVAC, water treatment program, electrical, lighting, plumbing, carpentry and building/energy and management systems, ensuring all systems are maintained in first class condition
Assist with managing all aspects of facility maintenance operations and initiatives for a portfolio of assigned buildings
Monitor maintenance schedules including preventive maintenance, demand work orders, and risk management/fire safety. Produce monthly status reports for the Property Management Staff including recommendations for improvements or modifications to schedules
Manage Angus Anywhere preventative maintenance, loss control and service call programs. Monitor and manage work productivity through service call and preventative maintenance call program reporting
Conduct periodic inspection and audits to confirm compliance with operations and maintenance programs including: service call programs, preventative maintenance, loss control prevention activities, safety programs, hazardous materials, OSHA compliance, water treatment and record keeping
Assist Engineering and Property Management to develop, scope and bid engineering related services or projects
Represent Property Management at tenant and Construction Department meetings as necessary
Ensure compliance of all code required testing and maintenance of building systems, including NFPA 92, Ashrae 188, ACM O&M requirements and Boston Properties Arc Flash policy
Maintain and refine a documented preventative maintenance and service call program for all building systems
Organize and maintain comprehensive files consisting of operations and maintenance manuals, blueprints (tenant and base building), loss prevention activities, safety training, material safety data and other pertinent documents
Regularly inspect all MEP machinery/equipment and rooms as well as other work areas to ensure good housekeeping and safe working conditions. Produce monthly report on conditions of same
Building/energy management related input for annual operating budgets and 5-year capital plans for each asset
Review tenant and base building renovation/development plans and specifications, providing comments relating to design problems or conflicts to existing building systems or structures
Monitor all contracted maintenance, repair and construction activities for conformance to established building policies and standards. Inform Account Director of all defective or nonconforming conditions
Provide suggestions and/or plans to improve the operating or energy efficiency of building systems
Review emergency operational procedures including OSHA with staff such as equipment changeover, isolation of electrical and water systems, power outages, and other department-wide emergency procedures
Respond to building emergencies and provide back up support to other Lead Engineers
Ensure building standards are maintained as established
Review BMR Control Center logs daily and coordinate necessary action plan if needed
Responsible for the overall direction, setting priorities and coordination of engineering staff at assigned site
Coordinate and manage all energy star related programs
Other duties as assigned, and needed at the assigned property
Requirements / Qualifications:
8-10 years of operational experience required
Accredited technical school, military, or college certification in HVAC and/or Operating Engineering Technologies and/or equivalent job related training and experience required
Financial knowledge reading and understanding budgets, budget variances and basic reporting by management
Familiar with Energy Management System – EMS (programming, techniques & operations) and fire alarm systems
Working knowledge of all aspects of building systems and operations, contractual maintenance, repair and related services, and local laws and building codes pertaining to building operations and safety
Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
MUST possess a valid Universal CFC Recovery Certification and HFC based refrigerants (EPA Section 608)
Advanced working knowledge of Building Automation System (BAS) and/or Building Management Systems (BMS)
Basic Computing Skills in MS Office Suite (Outlook, Excel, Word, Windows, PowerPoint, etc.)
Strong technical and problem solving abilities
Ability to work independently; ability to organize and coordinate work efficiently, set priorities and motivate others
Familiarity with OSHA, NEC, NFC and life safety codes
Possess and maintain a valid driver’s license and good driving record with periodic checks

The company will not pay less than minimum wage for this role.
