Position Summary:
- You will be part of the JLL Capital Planning team supporting our client AMGEN for pre-planning various project requests such as (Facility modifications, compliance related, new equipment installations, feasibility designs, safety improvements, etc)
- Responsible for, prioritizing, planning scope and budget for simple to medium complex projects
- This position will be responsible for executing small projects less than $300k that do not require design and can be executed by a team of 1-2 subcontractors.
- Develop facility improvement projects - business driver, scope, budget and risks for assigned projects.
- Position is focused on pre-planning phase of project development providing known scope, schedule and a budget-range to project request initiators and building owners.
- Manage/Update Facility Project Requests Database known as engineering service requests
- Prioritize project requests to ensure robust planning is focused on higher priorities from the top/down.
- Develop estimates and schedules to be included in a comprehensive Business Case Report for each assigned project.
- Developing and managing reports routinely outlining projects in planning phase and known costs to help the clients prioritize their budgets.
- Work with team engineers who support with outlining project scope requirements meeting site specs and standards.
- Work with site preferred general contractors and sub-contractors performing job walks to get specific scope and costs to help develop an overall budget for turn-key project execution.
- Interact with the client and other team members including providing presentations to management on ESR Status information.
- Maintain knowledge of interconnection points with other Jones Lang LaSalle Service Lines (e.g. Integrated Facilities Management, Occupancy Planning, Move-Add-Change Projects) and expertise in how to leverage these service into additional opportunities to serve our clients.
Essential Functions:
- Understanding of commercial facilities focused on a Bio-Pharma industry.
- Self-motivated individual with the ability to multi task working on several projects
- Project pre-planning scope and budget development from the ground up based on limited or conceptual information.
- Identify and address potential risks surrounding project, project logistics, budgets and scope.
- Support review and tracking of client budgets based on prioritized projects that meet current business need.
- Oversee multiple vendors and professional services providers.
- Build rapport with client representatives and broader JLL team to ensure full understanding of the project planning process, timelines, specific deliverables and other relevant criteria.
- Develop new tools, templates and documents specific to client needs.
- Support Capital Planning team with benchmarking data to help ensure budget accuracy and quick turn-around for various requests.
- Perform quality project decks to ensure that hand-off to the Project Managers is seamless.
- Excellent verbal and written communication skills.
- Proficiency in Word, PowerPoint, Excel and Project software.
- Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
Required Knowledge, Skills and Abilities
- 3+ years of practical project and facility experience in large engineering/architectural organizations.
- Experience with multi-site and multi building campuses.
- Experience with real estate asset management programs.
- Experience with infrastructure and complex projects.
- Experience with estimating and scheduling.
- Experience in facilities and construction management.
- Highly organized with strong technical and analytical skills.
- Strong report writing skills.
- Broad background of project type and size preferred.
- Ability to analyze and communicate data to client and team.
- Flexibility with work hours and limited travel as needed.
- Strong interpersonal skills with an ability to interact with executive level external and internal clients.
- Ability to successfully communicate with architects, contractors, client's representatives, and team members.
- Ability to review consultant reports and evaluate accuracy and completeness.
- Ability to delve into a conceptual project and ask "all the appropriate questions" to identify the full scope and implications.
- Ability to understand all aspects of building systems and facility management effectively and efficiently including, but not limited to budgeting and scheduling.
- Demonstrate high level of performance in project scope development, estimating and budgeting.
- Demonstrate a level of familiarity with financial concepts and analytics preferred.
- Knowledge of Microsoft Office and report writing applications.
Estimated compensation for this position is:
75,000.00 - 90,000.00 USD per year
The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
