The Maintenance Supervisor is responsible for providing superior service and resident satisfaction in the on-going maintenance needs of the property. This includes completing service requests, meeting response times, and managing a team.

POSITION REQUIREMENTS
- High School Diploma or equivalent GED is required.
- Experience and training may be considered as a substitute.
- Prior experience in home maintenance, or a similar position is required.
- A valid driver's license and personal vehicle insurance is required.
ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES
- Partner with Property Manager to develop, implement, and manage the maintenance budget.
- Manage small to medium scale capital projects to include, outlining project scope, budget, schedule, execution, and vendor bid process.
- Maintain curb appeal and physical integrity of the overall property through preventative maintenance plans, including but not limited to repairing HVAC, electrical, plumbing, general carpentry, landscaping, painting, drywall repair, and housekeeping.
- Manages and responds to all work order requests within a 4-hour time frame.
- Coordinate the annual move-in/move-out process.
- Establish and maintain effective working relationships with vendors and service contractors.
- Schedule, coordinate, and manage work performed by outside vendors and contractors.
- Conduct contract review and negotiation with outside vendors.
- Purchase, maintain, and manage records of inventory needed on-site for the upkeep of all buildings and grounds.
- Ensure compliance with OSHA, EPA, and any state or local laws or requirements.
- Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include but are not limited to interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance, rewarding, and disciplining employees; addressing complaints and resolving problems.
