Assistant Vice President/Vice President Asset Management - Healthcare

Harrison Street is seeking to hire an Assistant Vice President/Vice President - Healthcare within the Asset Management group.  The successful candidate will have substantial experience in Asset Management, property dispositions, financial analysis, leasing, development or acquisitions, a solid understanding of real estate as an asset class and strong overall business acumen.  This person must be a strategic thinker with solid quantitative, financial and analytical skills, and be able to efficiently allocate time between multiple tasks, changing priorities, and tight deadlines.  

Job Description

• Provide oversight and management of joint venture partner relationships and investment grade commercial properties within the Healthcare sectors of the US real estate market.  Specific duties will include:

Responsibilities

• Manage relationships with existing operating partners and third-party service providers;
• Analyze and monitor property level financials and debt obligations;
• Formulate budgets, strategy and business plans for wholly owned assets and assigned operating partner relationships.
• Source, coordinate and close all property related refinancing including replacement debt where applicable;
• Monitor construction schedules and budgets for new developments.  Additionally, review draw packages and ensure compliance with the development agreement;
• Coordinate and manage the disposition process with operating partners including presentation of the transaction to investment committee, broker selection, negotiation of purchase contract, and oversight of the due diligence and closing process;
• Communicate hold/sell recommendations to Portfolio Manager(s);
• Identify and report under-performing assets via capital call memorandums and recommend remedial measures including disposition to maintain overall investment returns;
• Assist acquisitions group in underwriting transactions including preparation of pro forma cash flow projections;
• Participate in the process of identification and qualification of new operating partners;
• Negotiate leases and make appropriate recommendations to maximize deal structuring;
• Prepare investor and co-investor reporting material on a quarterly and annual basis;
• Evaluate and recommend required capital improvement programs including scope of work and economic analysis;
• Negotiate property management and leasing agreements;
• Review and approve appraisal reports as completed by third party appraisal management firms and complete annual internal valuations;
• Actively participate in mentor program and training of all new employees and interns;
• Involvement in research functions of Company
• Ad hoc projects as assigned

Requirements

• Bachelor's degree - Real Estate and Finance concentrations preferred;
• 10+ years of relevant experience working in Commercial Real Estate investment roles within Medical Office or Healthcare sectors
• Core knowledge of real estate principles, finance, and accounting;
• Strong written and verbal communication skills;
• Travel is required;
• Ability to draw conclusions from research and data analysis and communicate them effectively;
• Thorough understanding of real estate valuation software (Excel at minimum - Argus preferred);
• Highly motivated, organized, and self-directed individual eager to learn all facets of acquisitions and Asset Management.
