Assistant Property Manager
Mid-Wilshire, Los Angeles | On-Site | Real Estate
Salary Pay Range: $65,000-$75,000 per year, plus up to 10% year-end bonus. The exact starting compensation to be offered will be determined at the time of selecting an applicant for hire and will be dependent on a wide range of factors, including but not limited to geographic location, skill set, experience, and education.
The Assistant Property Manager will handle the day-to-day financial, administrative and maintenance operations of three multi-tenant, one-single-tenant office building and other properties in Southern California while assuring the company’s standards are achieved with excellent customer service. The Assistant Property Manager will report to the Executive Vice President, Asset Management and Development [EVP] to determine portfolio operating objectives and execute the tactics to achieve them.
As the Assistant Property Manager, you will primarily oversee the administrative duties associated with the management of the properties: including Yardi-based billing and invoice payment, CAM billing and CAM reconciliation, building operations and administration, tenant relations and administration of leases. Additionally, the Assistant Property Manager will help with the preparation of budgets, monthly variance reports, CAM reconciliations and CPI rent adjustments.
Duties/Responsibilities:
- Lease administration
- Work with the EVP to ensure rents are collected per tenant leases
- Manage day-to-day property operations with the EVP
- Administer service calls from tenants and follow up with the Building Engineering staff to ensure task completion
- Conduct and support contract administration, vendor management and tenant relationships
- Common Area Maintenance [CAM] estimating, billing and year-end reconciliation
- Prepare monthly variance reports and help with annual budget creation
- Maintain a positive work atmosphere by acting and communicating in a manner suitable for interaction with tenants, vendors, co-workers, and management
- Develop effective working relationships with Tenants, Vendors and Contractors

Qualifications:
- Minimum three years of commercial real estate administration experience
- Proficiency in Yardi, Excel and Word required
- Strong analytical, written, and verbal skills and excellent attention to detail
- Good understanding of property operations including budget preparation, variance analysis, monthly reporting, operating expense reconciliations and other skills.
