MAINTENANCE LEAD
Reports To: Community Manager
Position Overview:
In this role, you will be leading the efforts in keeping the community grounds safe, organized, well-maintained, and fully stocked with necessary supplies. You will be leading and supervising a solid team of maintenance professionals and will be looked to for guidance, support, and coaching. You will be interacting with residents and ensuring the timely and satisfactory completion of tasks as they come up. You will also be a key player in the upkeep of community assets including various equipment, building interiors, and the pool area.
Essential Functions:
  • Complete all work in a timely manner without sacrificing quality or safety
  • Provide hands-on leadership and task management for the maintenance team members as directed by the Community Manager.
  • Communicate and manage policies and procedures
  • Keep the community grounds, common areas, and vacant lots clean and free of debris and trash
  • Respond to resident service requests timely
  • Maintain rental inventory through forms of preventative maintenance, work orders, and home refurbishment
  • Maintain tools, equipment, maintenance facility(s), and storage compound in a safe and organized manner.
  • Coordinate new home delivery and set-up, and request any warranty or follow-up work with the community manager and manufacturers
  • Respond to after-hour emergency calls immediately based on the on-call schedule
  • Order supplies, tools, and equipment as needed and with management approval
  • Read water meters, identify, and resolve leaks within the community as applicable
  • Deliver resident notices as requested by management
  • Maintain all utility facilities within the community, if applicable
  • Follow safety precautions including but not limited to, chemical use and OSHA requirements
  • Participate in the monthly Safety Teams meetings held on the first Wednesday of each month
  • Maintain all OSHA and PPE equipment as required by Company/State standards including the Personal Protection Equipment boards required in each location's maintenance shop
  • Maintain professional behavior without interfering with the individual's work, interrupting the work of another team member, or disturbing the quality of life for community residents
  • Maintain and track all community assets including grounds, buildings, equipment, pools, etc.
  • Conduct maintenance interviews and assist with the onboarding of new maintenance team members
  • Provide guidance and training to maintenance teams; assist in their professional/skills development
  • Recommend opportunities for greater efficiency and effectiveness, especially as relates to vendor management and in-house decisions to complete tasks
  • Maintain safe winter road conditions through snow removal and de-icing when applicable. Diligent completion and filing of snow and salt logs
  • The ability to use electronic devices, such as a work tablet or computer, for the tracking and logging of work orders and daily email management
  • Measuring lots and keeping up to date on city setback guidelines
  • Log and maintain all company vehicles according to legal and YES compliance and safety standards
  • Notify management of any incident/accident immediately
  • With the directive of the community manager, ensure timely completion of repairs and/or updates as requested by lender inspections
  • Coordinate with the team to secure utilities on vacant lots, i.e., installing caps on sanitary lines, locks on electrical pedestals, covered crocks over exposed water lines, and removal of all old tiedowns

  • Work together to ensure the team is upholding the YES Standards of community appearance
  • Schedule with the team all online training and refresher courses
  • Effectively communicate with vendors and residents
  • Additional duties as assigned by management which are subject to change

Physical Requirements:
  • Ability to stand and walk for up to eight (8) hours per day
  • Use of hands, including fingers, to handle or feel objects, tools, or controls which may be of a repetitive motion
  • Reach with arms and hands sometimes overhead and in front of your body safely
  • Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spaces
  • Vision abilities include close and distance vision with the ability to adjust focus
  • Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.
  • Use of potentially hazardous chemicals
  • Must be able to climb ladders, occasionally up to an 8-foot ladder safely

Education and Experience:
  • A valid in-state driver's license is required
  • A high school diploma or equivalent is preferred
  • Strong leadership and decision-making skills
  • Desire to identify opportunities and resiliency to communicate frequently and respectfully
  • Previous experience with some or all the following: HVAC, Electrical, Plumbing, Pool Operation, Landscaping, and Home Refurbishment
  • Previous supervisory experience is a plus
  • Any OSHA certifications or completed training is a plus
