The Job:  The Sr. Manager, Building Engineering is the lead Engineer for all physical plant systems in the Museum and leads the operations of the trades teams in the day-to-day operations of the building and campus. The primary focus of this role is safety, operational effectiveness, and the quality of operating machinery and physical plan systems while professionally responding to the needs of guests, staff and department leadership. 

This is a Monday- Friday, 6:00am-2:00pm position requiring occasional weekend availability.

Responsibilities:

  • Direct activities of all skilled trades staff, and the Facilities Manager in operating and maintaining all MSI facilities and equipment.
  • Serve as the Project Manager for MSI facilities related construction and maintenance projects completed by outside contractors. Oversee and inspect work performed by contractors and ensures recommended changes are made.
  • Develop, manage, track, and report on the daily and seasonal preventive maintenance procedures, breakdown repairs, and/or replacements for MSI facilities through a computerized maintenance management system to track and document the preventative and predictive maintenance program.
  • Areas of focus include all interior and exterior campus-wide buildings, as well as, the following trades: carpentry, painting, masonry, electrical, HVAC/boiler room, and plumbing.
  • Develop and/or administer project specifications, RFP’s, contracts, certified payrolls, and submittals. Review specifications and drawings prepared by others for accuracy and appropriateness.
  • Upward reporting on budgets, energy accounting, and staff productivity.
  • Assist in the development and execution of department and capital project budgets, recommend short and long-range improvements and adjustments to ensure building operations and projects stay within budget.
  • Responsible for managing purchase requisitions or purchased services, materials, and equipment for building operations and capital improvement projects. Tracks and maintains records of all remodeling and capital projects.
  • Monitor energy usage and work with museum leadership to reduce consumption.
  • Works with the local, state and federal municipalities to ensure MSI is in compliance with all local codes and regulations.
  • Responsible for receiving purchased equipment and monitoring vendor performance on managed projects.
  • Address emergencies pertaining to the operation of the building during non-work hours, as required.
  • Monitors and updates locking systems and Energy Management System (EMS).
  • Maintain the 12KVA electrical system throughout the facility. Utilize staff and contractors to assist in the continuous operation of all electrical systems powering all areas of the building.
  • Coordinate and schedule life safety required testing for generators, fire pumps, wet and dry sprinkler systems and file required reports with overseeing agency.
  • Maintain high pressure boilers in winter to operate 7 days a week and cooling towers and air conditioning system during summer months. Maintain a consistent temperature and climate throughout the museum 365 days a year.
  • Maintain facility domestic water system. Ensure the proper operation of water system to support restrooms, kitchens, and water fountains. 
  • Plan and conduct skill and safety training, evaluates union personnel performance, and initiate any necessary disciplinary action.
  • Conduct meetings with the trades teams to inform, address work assignments, ascertain job status, and discuss material needs.
  • Provide detailed administration of attendance, punctuality, use of sick leave, payroll, overtime records, employee evaluations, discipline, etc.
  • Motivate employees using human relations skills and encourages teamwork. Administer disciplinary action to employees, including oral and written reprimands. Participate in disciplinary processes for suspensions, demotions, and discharges by conducting investigations and making recommendations to the Director, Building Services.
  • Maintain BAS (building automation systems) and train staff to operate these systems effectively.
  • Provide support by working with vendors to ensure smooth operations of the 400+ security cameras.
  • Other duties as assigned.

Qualifications:

  • Must possess a Bachelor’s Degree in Engineering Management or similar field.
  • Must possess a minimum of seven (7) or more years of progressively responsible work experience in project and facility management or construction with journeyman qualifications in electrical, plumbing, masonry, carpentry, or HVAC, with at least 4 years’ experience managing a team.
  • Must have experience in managing buildings excess of 500,000 sq. ft.
  • Extensive knowledge of one or more of the trades listed above with additional thorough knowledge of the remaining trades.
  • An effective written and oral communicator with strong interpersonal and teambuilding skills required including demonstrated ability to supervise a diverse team, including contractors.
  • Must possess a valid driver’s license and a safe driving record.
  • Must be a self-directed individual capable of multi-purpose activities with a high level of initiative and exceptional problem-solving skills.
  • Prior union management experience is a plus.
  • Experience with city building, exiting and fire codes and building operating systems, and construction means and methods.
  • Thorough knowledge of OSHA standards and regulations as well as safety best practices and procedures.
  • Strong Microsoft Office skills.
  • Knowledge of modern supervisory principles including program planning, project management, scheduling, coordination and public relations.
  • Demonstrative ability to establish and maintain effective working relationships with all MSI employees, contractors, government agencies, and community organizations.
  • Ability to deal with the public in a friendly, courteous, and pleasant manner, and with a customer service orientation.
  • Knowledge and experience using the following equipment:
    • Pipe thawing equipment, rodding equipment, hydraulic pipe bender, saws, router, HVAC testing equipment, FREON, boiler chemicals, paints, solvents, drain cleaners, brominating tablets, degreasers, cleaning solvents, computer, maps, blueprints, wiring diagrams, pressure gauges, valves, tape measure, and work orders
    • Boilers, heaters, pumps, valves, appurtenances and lines used in the distribution of steam and heated or processed water.
    • Water filters, softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines.
    • All types of electrical motors and engines use to power pumps, compressors and fans.
    • Fuel oil systems including pumps, valves, lines, controls and fuel tanks.
    • Sanitary sewer systems including sump pumps, basins, water closets, urinals, and piping.
    • Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
    • Pumps, handling brines, or other secondary refrigerating liquids, together with all valves, appurtenances and lines used in the system.
    • Air compressors, together with distribution lines and all valves and devices for air control.
    • All natural and manufactured gas distribution lines, including all valves and control devices.
    • Trash compactors, including electrical and hydraulic systems.
    • Electrical power distribution and auxiliaries for building's lighting, mechanical, plumbing, and control components, including lighting maintenance.
    • All equipment as required per the Preventative Maintenance Program specifications.
    • Life, safety, and security systems.
  • Language:
    • Ability to read, analyze and interpret floorplans, blueprints, general business periodicals, professional journals, technical procedures or governmental regulations.
    • Ability to write routine reports and correspondence.
    • Ability to speak effectively before groups of employees of the organization.
  • Mathematical:
    • Ability to calculate figures and amounts such as percentages, area, etc.
  • Reasoning:
    • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
    • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Physical:
    • While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear.
    • The employee frequently is required to stand, walk, and reach with hands and arms.
    • The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and taste or smell.
    • The employee must occasionally lift and/or move up to 50 pounds.
    • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Work Environment:
    • While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and risk of electrical shock.
    • The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration.
    • The noise level in the work environment is usually moderate.
