POSITION: Building & Grounds Maintenance
REPORTS TO: Principal
BASIC RESPONSIBILITY: Responsible for performing general repairs and housekeeping duties in a workman-like manner. All tasks should be performed with pride and with safety of staff and students in mind.

TERM OF EMPLOYMENT/WORK SCHEDULE:
Full-Time 7:00 AM - 3:00 PM (overtime as required)
EVALUATION: The Principal will evaluate this employee annually.

While performing the duties of this job, the employee is constantly required to stand, walk, talk and hear. The employee must constantly lift and/or move up to 50 pounds. Specific vision abilities required by this job include close visit, depth perception and the ability to focus. Some evening and weekend work is required.

The noise level in the work environment is usually quiet. However, the noise level can vary depending

KEY FUNCTIONS:
I. General Building Maintenance/Daily Activities
- Opens and closes Building and ensures that all doors and windows are closed and securely locked prior to leaving.
- Replaces lamps, ballasts and installs new receptacles, light switches, light sensors, and fixtures
- Installs flush valves, selenoids (need to check if applicable)
- Lubricates moving parts
- Installs/replaces all types of tile
- Light mechanical duties
- Maintains and paints interior and exterior facilities (e.g. playground equipment and curbs) as needed
- Maintains inventory of supplies, materials, equipment,and places orders as needed to ensure the smooth and efficient operations of maintenance tasks.
- Monitors climate in buildings
- Maintain school buses including yearly registration and emission testing
- Compiles recommendations for building improvements
- Keeps up to date inventory records
- Contacts vendors for bids and makes proposals to administration
- Implements responsible practices pertaining to department expenditures
- Oversees department budget
- Stays current with Building and Grounds practices
- Understands and implements policies into practices
- Provides periodic reporting to administration and board
- Provides technology support as able
- Other duties as assigned
II. Supervision
- Supervise janitorial porter's daily cleaning of the Building and communicate regularly with the contractual custodial company
- Share supervisory responsibilities of the part time kitchen management staff person
- Supervise and communicate regularly with contractual services for seasonal lawn care and snow removal, monthly pest management, floor stripping staff bi-annually, fish tank cleaning and monthly janitorial and household ordering personal.
- Maintains shop areas
- Removes snow and ice from all walkways, drive ways, and parking lots
- Empty, clean and throw away garbage
- Provides supervision to daily janitorial porter
- Participates in job related professional development
- Other duties as assigned
III. Security
- Inspects interior of classrooms, washrooms, and corridors for cleanliness, vandalism, and
- Inspects exterior doors and windows to ensure they are closed and locked
- Ensures that all tools and equipment that are school property are properly serviced and stored
- Ensures that all security cameras are working properly

QUALIFICATIONS:
- High school diploma or hold a G.E.D.
- Literate in English (speaking and writing), Bilingual in English and Spanish speaking preferred
- Basic knowledge of computer operations including ability to efficiently use email, write purchase orders, conduct internet searches, etc
- Microsoft Office Suite
- Physically robust enough to be able to do the type of physical work associated with maintenance work such as: lifting motors and pumps into place, working off a ladder or lift, performing snow removal, moving of furniture and other physical demanding tasks, lifting supplies and materials repetitively
- Demonstrated appropriate interpersonal skills
- At least two (2) years experience as a maintenance worker, preferably in school environment
- Must have general knowledge of heating, cooling equipment and sewer maintenance
- Must be able to perform minor electrical repairs
- Must be able to perform minor routine plumbing repairs
- Basic knowledge of locks and door closing devices
- Must be able to perform general carpentry repairs
- On call 24 hours per day, 7 days per week (24/7)
