THE ROLE: Thomas James Homes is looking for an experienced Senior Land Development Manager to support our SoCal Division located in Culver City, CA. The Senior Land Development Manager is responsible for a portfolio of projects within a division to manage the horizontal construction process to ensure that all projects are on time, on budget, meeting all safety and jurisdictional requirements.

DAY IN THE LIFE:

  • Responsible for the horizontal construction process including site assessments, feasibility, fencing, demolition, grading, utilities connection, preparing and managing budgets, adhering to jurisdictional requirements, and overseeing all trade partners and vendors
  • Collaborate with the land acquisition and feasibility team to assess potential site development viability, development costs and timeline. Perform due diligence to aid in the decision of acquisition as needed.
  • Engage and manage third party consultants such as engineers, architects, planners, surveyors, geotechnical/environmental specialists to secure all necessary entitlements for project approvals.
  • Create detailed cost analysis, development budgets, and development schedules for projects from project conception to closing for accountability and accuracy, and report to division management as required.
  • Secure all necessary utilities for projects and coordinate with all utilities providers to ensure timely delivery of services.
  • Manage all consultants and contractors’ contracts, invoices, change orders, and project closeouts.
  • Create bid packages for consultants and trade partners.
  • Ensure that photos of all exteriors, front, sides, back, trees, grading issues, property lines, fencing, power poles, overhead lines electrical, street trees and utilities are taken prior to any demolition work.
  • Ensure that all environmental regulations are followed.
  • Direct property corner, building envelope and grading staking as well as lot grading and pad preparations.
  • Ensure that projects are handed over to the Construction team per each project schedule as to not delay building permits and vertical.
  • Works closely with the build sales team to determine feasibility of potential deals.
  • Responsible for timely input and accuracy into all systems to be access for just in time information for budgeting, planning, accounting, and tracking progress.

WHAT YOU’LL NEED:

  • Bachelor’s degree in Land Development or related field
  • 3-5 years’ experience in Land Development
  • Must possess a valid Driver’s License
  • Demonstrated experience managing process.
  • Experience leading functional and cross functional projects and teams and proven effectiveness as a matrix leader.

WHAT WILL SET YOU A PART:

  • Has advanced knowledge of the homebuilding process with specific focus on Land Development and engineering.
  • Can work closely with the land acquisition team to evaluate feasibility of a potential site meeting all buy box and jurisdictional regulations and requirements for new deals and working with the build team on buyer-owned properties.
  • Able to read blueprints, land plans, and knowledge of how to assess fit and cost for all horizontal construction.

The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
