Tri Pointe Homes Bay Area is looking for an experienced, enthusiastic individual to join our talented group as an Area Land Development Construction Manager.

 

Position Highlights: The successful candidate will be responsible for overall field management of assigned geographic area encompassing complex Land Development projects to include rough grading, installation of utilities, surface improvements and landscaping. Duties include effective coordination with subcontractors, schedule management, cost control, environmental compliance implementation and coordination with internal customers such as the home building construction team.


Position Responsibilities:

  • Assist in creating development budgets for offsite, onsite, and lot improvements including administering and maintaining budgets through the entire life cycle of a project.
  • Create a development schedule during due diligence inclusive of the entire development life cycle. Manage schedule to ensure on time delivery of communities.
  • Work closely with Vice President of Land Development to verify costs and accuracy of development schedules.
  • Ensure due diligence work is completed before the expiration of the contingency period.
  • Participate in design coordination and value enhancement meetings for demo, grading, improvement, joint trench, and landscape/amenity plans.
  • Assist Land Development purchasing to support the development needs, model home construction, and community openings.
  • Coordinates the creation and assembly of bid documents including plans, specifications, reports, scopes of work, and schedules.
  • Manage municipal acceptances, warranty, utility clearances, and HOA acceptances for all projects.
  • Ensure timely bidding, negotiate the best value for labor & materials, and contract all subcontractors required to build the project per the project schedule.
  • Assists in processing of contracts, purchase orders, change orders and maintain accurate backup ensuring timely completion of the process.
  • Distribute the development schedule in conjunction with divisional goals.
  • Ensure all OSHA, health and safety guidelines, codes, SWPPP, BMP’s, and municipality laws are followed by all employees, subcontractors, and customers throughout the life of the project.
  • Manage and coordinate the installation and maintenance of all stormwater prevention and BMP’s throughout the life of the project.
  • Coordinate subcontractors and inspectors for completion of Land Development milestones, including meeting with jurisdiction and agency officials as needed to maintain schedule and budget.
  • Oversee, manage, and support the completion of all Land Development activities for the project inclusive of coordinating efforts with construction for the building of the model homes, new home gallery, and project amenities.
  • Ensure timely completion of Land Development activities and successful opening of community and receipt of occupancy approval by all agencies having jurisdiction.
  • Provide support to construction throughout the project life cycle including inspection of projects for quality control, safety, and SWPP.
  • Maintain excellent business relations with developers, contractors, consultants, utility companies, municipal staff, and others.
  • Other duties as assigned.

 

 

Position Qualifications:

  • High School diploma required; Bachelor’s degree preferred.
  • Minimum 5 years of demonstrated experience in Land Development in the home building industry; or equivalent combination of education and experience..
  • Demonstrated experience in the homebuilding industry and general knowledge of residential infrastructure and home construction.
  • Understand the residential building industry, municipality building codes, regulations, construction plans, and maps.
  • Must have a clear understanding of subcontractor’s duties and knowledge of soil conditions, grading, and survey.
  • Requires the ability to communicate effectively (written and verbal) with internal team members, external agencies and municipalities, consultants, and subcontractors.
  • Highly organized with the ability to handle a multitude of projects simultaneously.
  • Must have problem-solving, prioritizing abilities, and interpersonal skills.
  • Ability to adhere to strict deadlines and work under pressure.
  • Must efficiently execute tasks without sacrificing quality.
  • Valid unrestricted Driver’s License; vehicle insurance.

 

Physical Requirements:

  • Bending, stooping, reaching, lifting, and balancing; frequent standing and walking, sometimes on uneven and rough terrain.
  • Climbing ladders; moving/carrying construction materials and supplies weighing more than 50 pounds.
  • Tolerance of moderate to very loud noise. Environmental conditions vary depending on weather, stage of production, and where work takes place. Some of the following conditions apply at various times, hot, cold, wet, dry, muddy, humid, windy, calm, bright, dark, noisy, dusty, poor lighting, poor ventilation, temperature variations, fog, and rain. Airborne particles such as wood dust, drywall dust, etc. are common in the field environment.

 

Compensation & Benefits:

  • Base Salary: The expected base salary range for this position is between $125,400-160,300 per year, depending on experience and skillset.  Base Salary is paid bi-weekly, every other Friday.
  • Bonus: This position is eligible for an annual performance-based cash bonus.  Bonuses are earned, calculated and paid in accordance with the terms and conditions of the Company’s applicable incentive plan document.
