Artemis invests directly and indirectly with local operating partners in U.S. commercial real estate including multifamily, office, industrial, retail, hotel, self-storage, manufactured housing, life-science, medical office and senior housing across opportunistic, value-add, and enhanced core strategies.

Position Overview:

Artemis is seeking to hire an experienced, highly-motivated, dynamic individual to join the company as a Senior Vice President Asset Manager at its Los Angeles or metro Washington D.C. office. The Senior Vice President partners with the various real estate departments to implement business plans and programs that achieve the financial, investment, and operating goals of the assigned portfolio. This position involves working closely with the portfolio management and acquisitions teams to implement best-in-class Asset Management practices and procedures across the firm. The initial focus will be on overseeing a 100%-owned industrial portfolio across the country and may expand to other asset classes and investments owned in joint ventures. The position has significant growth opportunities.

Responsibilities:

  • Direct and collaborate with property managers, leasing brokers, sales brokers, general contractors, construction managers, attorneys, tenants, and third-party vendors to implement business plans.
  • Oversee the annual budget and strategic planning for real estate and debt investments.
  • Review property reports and track operating performance relative to pro forma, forecasts, and investment targets; prepare benchmarking summaries and present results.
  • Create monthly actionable item lists and circulate to the respective investment team.
  • Assist the acquisition team with the underwriting, closing, and transition of new investments.
  • Manage investment sale and (re)financing processes.
  • Oversee annual capital improvement plans and the repositioning of value-add investments; collaborate with project and construction managers to plan and execute capital improvement programs and tenant buildouts with attention to market positioning, leasing strategies, budget, finish detail, and schedule.
  • Prepare investment committee recommendations and financial analyses of various investment decisions, such as leasing, financing, and buy/sell decisions.
  • Review financials for factual accuracy and consistency, and value enhancement opportunities.
  • Monitor geographic market trends relating to investment value, cost, and supply/demand fundamentals to continuously review investments for opportunities to create value through renovations, alternative leasing strategies, implementing operating changes or investment repositioning.
  • Formulate strategies to maximize the value and performance of investments and communicate and monitor strategies as developed and implemented.
  • Monitor and ensure compliance with loan documents, joint venture operating agreements, and other relevant agreements.
  • Coordinate and prepare materials for submission to the Investment Committee and institutional investors.
  • Maintain strong relations with tenants, brokers, lenders, architects, and service providers.
  • Participate in the quarterly fair value process.
  • Collaborate with junior investments & development team to maintain investment-level Excel models.
  • Standardize and revise, as necessary, the company’s Asset Management reporting templates and practices to conform to industry best practices.
  • Provide formal and informal training to junior level staff.
  • Perform all other duties as required.

Requirements:

  • At least 10 years (preferably 15 years) of related commercial real estate and Asset Management experience, including recent direct Asset Management of industrial investments.
  • Bachelor's Degree in finance, accounting, real estate or another related field.
  • Self-starter, who is proactive in their Asset Management responsibilities.
  • Strong understanding of financial analysis, modeling, and valuation and the ability to use financial and valuation software including Excel and Argus.
  • Proficiency with and ability to negotiate key real estate agreements including leases, purchase and sale agreements, management and leasing agreements, construction agreements, partnership agreements, and loan agreements.
  • Understanding of finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow.
  • Ability to perform market research.
  • Ability to direct and monitor the activities of others on a systematic basis.
  • Understanding of the transaction due diligence process for investment realizations.
  • Excellent verbal and written communication skills, and experience making presentations to senior management, investment committees, and/or clients.
  • Excellent critical thinking, judgment, strategic planning, and problem-solving skills (i.e. able to find acceptable solutions to business challenges).
  • Outstanding organizational skills, and the ability to effectively prioritize multiple tasks under tight deadlines.
  • Ability to travel frequently (i.e. one to two days/week)

Supervisory Responsibility:

This position has supervisory responsibilities.

Work Environment

This position operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, and photocopiers.

Position Type/Expected Hours of Work:

This is a full-time, FLSA-exempt position requiring a minimum of 40 hours per week during standard business hours. Additional work outside of standard business hours is also required.

Travel:

This position requires frequent out of state overnight travel to other office locations, asset sites, and conferences.
