Senior Superintendent

Job Description
The Senior Superintendent possesses a track record for delivering complex projects successfully and on-time while maintaining safety as the core focus. The Senior Superintendent has a proven ability to plan, schedule and coordinate trades while also having the ability to effectively communicate with owners, subcontractors, and the onsite team.
Reporting to a General Superintendent, Project Manager, or Project Executive, the Senior Superintendent's major duties include:

1. Developing and administering the safety program for the project including identifying risks and mitigation tactics and achieving incremental improvements
2. Implementing a high level of understanding of MEP types and respective risk factors
3. Providing management of safety, quality, risk, and compliance for the project and team members
4. Managing the QC component of the project
5. Providing oversight on facilitating equipment for project site (cranes, trailers, trucks, etc.)
6. Overseeing weekly work activities for trade crews
7. Understanding and utilizing various types of project contract documents, specifications, and drawings
8. Ensuring as-built working drawings are maintained as well as the current drawing log and revision log, and communicates this to the subcontractors
9. Developing scopes of work for trades
10. Performing constructability reviews
11. Leading meetings with owners and design partners for the project
12. Meeting with multiple trade partners and principals of the project
13. Evaluating field progress against the 'plan,' developing recovery plans, if necessary
14. Leading toolbox talks/briefings
15. Leading preconstruction meetings with all subcontractors prior to beginning each phase of work

Planning, Scheduling, and Estimating
16. Managing all phases of the construction process including documenting and reporting site activities and progress
17. Managing the site with current phased Job Site Utilization Plans
18. Coordinating and scheduling the work activities of tradespeople, professionals, and laborers, communicating to and through project foreperson to deliver instructions and project assignments as appropriate

19. Conducting preconstruction meetings with all subcontractors prior to beginning each phase of work
20. Participating in the development and management of a CPM schedule to include short-term look aheads to ensure trades are appropriately engaged in project execution
21. Provides guidance and overview of Site Superintendent, look ahead scheduling and planning
22. Planning logistics, crane plans, direction of construction and overall path to project completion
23. Setting and implementing production plan including manpower and personnel needs onsite
24. Reviewing and verifying quantity takeoffs and materials management process during the buyout process for specific scopes of work
25. Tracking project phase completion against milestones

Leadership and Soft Skills
26. Mentoring and managing timely performance evaluation of direct reports
28. Fostering and enhancing owner, architect, subcontractor, and vendor relations
29. Ensuring strict adherence to ethics and compliance requirements throughout the project

Basic qualifications for Senior Superintendent candidates include:
* Undergraduate University degree or higher (preferably in Construction Management, Engineering, or a closely related field) is desirable. Other relevant education, training or work experience may substitute for bachelor's degree
* Minimum of 10 years' industry experience
* Strong understanding of planning and scheduling
* Strong understanding of complex MEP types
* Strong understanding of business and/or financial principles to project and monitor expenses
* Proficiency in Microsoft Office Suite including Word and Excel
* Ability to read and understand technical specifications, blueprints, technical manuals, product/material installation instructions and engineering/architectural drawings
* Ability to communicate effectively verbally and in writing
* Proficient time management skills
