Job Description
The Senior HVAC Field Superintendent works directly with our Third-Party Contractors and Tradespeople in managing Work Orders for residential home repairs. Our Senior HVAC Superintendent will provide day-to-day management to contractors with a focus on profitability, quality, and customer satisfaction. Superintendents communicate updates via phone, text, and email, address ongoing escalations, manage issues regarding budget and timeline, and follow-up on existing orders within the assigned geographical market. For this role, we are looking for a Senior HVAC Field Superintendent with HVAC multifamily ground up experience that can provide direction and guidance to the contractors and project managers in the field.
Responsibilities Include:
- Management of high-volume maintenance work orders within a specific geographic area.
- Plan timely and quality completions within budget and client expectations.
- Provide clear and concise directions to Third Party Contractors utilizing multiple technology platforms and an in-depth understanding of various trades and maintenance scopes - specifically multifamily HVAC ground up projects.
- Oversee costs of labor, equipment, and material to ensure the project stays within budget and meets IFM quality standards.
- Manage labor negotiations and administration with field-based contractors.
- Develop and monitor schedules for plumbing projects.
- Manage and coordinate material and equipment purchases.
- Review and interpret building plans.
- Develops and maintains viable long-term relationships with customers, consultants, prime contractors, and subcontractors. Attends job progress meetings as required. Ensures subcontractors understand expectations of the project.
- Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation.
- Negotiates, prepares, and issues subcontracts.
- Ensures project document controls are compliant with contract requirements and AGES standards.
Skills & Qualifications Include:
- HS Degree or equivalent education and experience
- 5 or more years of experience working on residential and multifamily HVAC systems, Project Management, and similar experience.
- Knowledge of plumbing and electrical systems is a huge plus.
- Organizational skills, attention to detail & high-performance standards
- Good communication skills (both oral & written) and strong interpersonal communication skills.
- Expectation that PMI/PMP (Project Management Institute, Project Management Professional) certification will be obtained within 2 years of employment in the position.
- Minimum of five years of direct project management experience in the Building Construction Industry preferred.
- Must be comfortable scheduling and working directly with Contractors.
- Must be able to work in a high-energy team environment while being self-motivated and goal oriented.
- Ability to multitask and pivot with autonomous prioritization capability.

- HVAC Multifamily Ground Up is a requirement and license is preferred
- OSHA 30 Certified
