Sunday River Ski Resort is seeking an experienced and detail-oriented HOA Accounting lead to join our team. The Senior HOA Accountant will be responsible for overseeing all financial aspects of homeowners’ association (HOA) accounts – Sunday River currently manages four HOAs.
Responsibilities
Financial Management
- Manage the financial operations of multiple homeowners’ associations, including budgeting, forecasting, and financial analysis.
Bookkeeping and Record Keeping
- Maintain accurate and up-to-date financial records for each HOA, including accounts payable, accounts receivable, and general ledger entries.
- Produce accurate and timely monthly dues billing for all owners and work closely with Owner Services for all collection issues.
- Produce monthly rental revenue statements for owners, obtain approval from the VP of Lodging, and process timely payments to owners.
- Ensure accurate expense coding, AP preparation, and check issuance in a timely manner.
- Review financial statements for accuracy and completeness, make notes as needed, and communicate with the VP of Lodging and the Controller to produce monthly financial statements.
- Maintain all ledgers, and audit and reconcile reports and information as required.
- Organize and maintain files.
- Ensure financial record keeping and bookkeeping practices and techniques are consistent with GAAP.
Budgeting and Planning
- Collaborate with HOA boards and the VP of Lodging to develop annual budgets, providing financial insights and recommendations for effective fund management.
Audit Preparation
- Generate regular financial reports for HOA boards and management, offering insights into financial trends and variances.
Compliance
- Prepare accurate and complete reports, forms, and specialized documents in compliance with departmental policies and GAAP.
Communication
- Incorporate professional etiquette in written correspondence.
- Demonstrate courteous and cooperative behavior when interacting with vendors and colleagues to promote a harmonious work environment.
Other
- Diligently abide by departmental and company-wide policies and procedures.
- Organize, manage, and prioritize workload to ensure critical deadlines are met.
- Other duties as assigned by the Controller.
Qualifications
- Proven experience in HOA accounting or property management accounting.
- Strong knowledge of accounting principles and practices.
- Proficient in accounting software such as SMS Host, Condo Manager, and Microsoft Excel.
- Excellent communication and interpersonal skills.
- Bachelor's degree in accounting, finance, or a related field.
- 3-5 years’ experience.
Work Environment / Expectations
- During the non-ski season, work a five-day, in-office work week Monday through Friday, with additional workdays during the resort’s special events.
- During ski season, work a five-day, in-office work week and work additional days as needed during school vacation weeks and when special events are held.
