We are seeking a dynamic and experienced professional to lead our Maintenance Operations across a portfolio of senior living communities. As the Senior Director of Maintenance Operations, you will play a crucial role in ensuring the safety, comfort, and overall well-being of our residents by overseeing a team of Maintenance technicians and implementing efficient and effective maintenance strategies.
Responsibilities:
Leadership and Strategy:
- Provide visionary leadership to a team of Maintenance professionals, fostering a culture of excellence, collaboration, and continuous improvement.
- Develop and execute comprehensive maintenance strategies aligned with the organization's goals and values.
- Set clear objectives, performance standards, and KPIs for the maintenance team to ensure the highest level of service delivery.
Portfolio Management:
- Oversee Maintenance Operations for a diverse portfolio of senior living communities, ensuring consistent adherence to quality standards and regulatory requirements.
- Monitor and evaluate the condition of physical assets, identifying areas for improvement and implementing preventive maintenance measures.
- Collaborate with community managers and other relevant stakeholders to prioritize and address maintenance needs.
Team Development:
- Recruit, train, and mentor maintenance technicians, fostering their professional growth and skill development.
- Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for training and development.
- Budget and Resource Management:
- Develop and manage maintenance budgets, ensuring cost-effective allocation of resources while maintaining high service standards.
- Identify opportunities for cost savings, process efficiencies, and vendor negotiations.
Regulatory Compliance:
- Stay current with local, state, and federal regulations pertaining to senior living communities and Maintenance Operations.
- Ensure all maintenance activities and procedures are in compliance with relevant regulations and safety standards.
- Vendor and Contractor Management:
- Collaborate with procurement teams to source and manage vendor relationships for maintenance supplies, equipment, and services.
- Evaluate contractor performance, negotiate contracts, and monitor service quality and delivery.
Crisis Management:
Develop and implement emergency response plans to address unexpected maintenance issues, ensuring minimal disruption to residents' lives.
Qualifications:
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field (Master's degree preferred).
- Proven experience in a senior leadership role overseeing Maintenance Operations in a multi-site environment, preferably in senior living communities.
- Strong knowledge of building systems, maintenance best practices, and regulatory compliance.
- Excellent leadership, communication, and interpersonal skills.
- Ability to manage and inspire a diverse team of Maintenance professionals.
- Proficiency in budgeting, resource allocation, and vendor management.
