Areas of Responsibility and Job Requirements:
Supervise / in charge of all security operations within an assigned number of properties. Responsible for security / safety of all residents within jurisdiction. Commands a unit count of approximately 1,500 to 2,500 units within its jurisdiction.
Responsibilities include, but are not limited to:
- Visits all properties within jurisdiction
- Works hand and hand with multiple Property Managers and maintenance personnel
- Liaison with local law enforcement
- Responds to all major incidents, takes command and control
- Oversees pool radios-conduct inspection
- Organizes training for the Tour Commanders and Security Directors
- Reviews and files all security reports
- Maintains security report trackers
- Identifies patterns of negative active in apartments
- Responsible for letter notification system for resident
- Interview violators of lease and prepare intermediary courses of action
- Works with legal department and conference with attorneys about active holdover cases
- Appears in court on all holdover / insurance cases
- Gathers intelligence and conducts investigation
- Point of contact for insurance claims
- Conduct weekly meetings with Associate Security Directors and Tour Commanders
- Conducts interviews with new potential residents
- Inspects all security officers assigned to property
- Attends monthly meetings with Reginal Director of Security
- Attends quarterly meetings with VP of Security
- Institute Patrol Management System
- Monitor contracted security officer’s performance
- Meets with resident to solve dispute or any other problem
- Reviews and recommend on site CCTV Systems
- Attends resident meetings
- High school diploma or equivalent required
- 15+ years of comparable experience.
- 3-5 years of experience in direct role at similar scale/scope properties
- Military or law enforcement experience is preferred
- Must be proficient in Microsoft Office applications
- Familiar with Yardi or similar industry-based database, preferred.
- Knowledge of multiple CCTV systems and access control systems.
- Must possess exemplary customer service skills
- Proven ability to lead a team
- Must display ability to complete tasks/projects on-time
- Strong analytical skills.
- Strong attention to detail.
- Must have knowledge of Verbal Judo, de-escalation and problem solving
This position consists mainly of sedentary work. The position may require exertion of up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. The role involves sitting most of the time.
The incumbent is required to have close visual acuity to perform activities such as: viewing a computer and/or closed-circuit surveillance systems; extensive reading and visual inspection involving small defects.
- The incumbent is also required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures (i.e., security guard, inspections, reports, etc.).
- The incumbent will occasionally be expected to occasionally climb, stoop, bend, kneel, crouch, reach, push, pull, grasp, feel and touch objects with fingers, palm, and hands and to lift up to 10 pounds
- The role also requires incumbent to talk and hear, expressing or exchanging ideas by means of spoken work and the ability to receive detailed information through oral communication, and to make distinctions in sound.
This position will be frequently subjected to both indoor and outdoor environmental conditions and temperature changes (extreme cold or extreme heat) with or without effective protection from the weather.
The incumbent may also be frequently subject to hazards including a variety of physical conditions, as well as occasional atmospheric hazards (i.e. conditions that affect the respiratory system such as fumes, odors, dust, mists, gases, or poor ventilation).
The incumbent may occasionally be subject to noise sufficient to cause the worker to shout in order to be heard above the noise.
