Job Responsibilities
Identify key prospects through cultivating, managing and pre-qualifying leads that come through our property CRM systems.
Actively engage prospects with effective and persuasive communication to secure qualified tours, ultimately resulting in sales for our portfolio.
Work closely with sales managers and portfolio directors to ensure department, asset and company sales quotas are met.
Partner with teammates in healthy competition to meet and exceed individual and team goals through daily and weekly strategy sessions.
Develop and maintain a pipeline of relationships with prospects to ensure continued and repeat business for the Maximus portfolio.
Set qualified tours for onsite Sales agents to convert into signed leases at every Maximus asset.
Maintain thorough knowledge of all property information, leasing requirements, inventory and pricing strategies, policies & procedures, and SOPs through virtual and material propaganda with ease.
Effectively promote company assets with enthusiasm.
Provide reports and other systems data to support leasing and marketing efforts.
Visit assets to develop a better knowledge set of portfolio and strengthen team relationships.
Maintain open line of communication with all team members through in person, phone, Teams messaging, and email to develop strong working relationships.
Maintain personal sales dashboard, ensuring that all leads/issues logged have been cleared by the end of the business day.
Organize all documents and properly stores information in all required property management software platforms.
Answer prospect inquiries through inbound and outbound calls, texts and emails in a timely and established manner and cadence. (No cold calling)
Continually overcome objections of all prospects to ensure they are excited, prepared, and qualified to lease an apartment at one of our properties.
Create detailed portfolios in property management software for prospects and documents specific details that resonate with the prospects search.
Establish and nourish a prospect pipeline to meet department, asset and company sales goals.
Maintains all Fair housing and regulatory training certificates.
Engages prospects in established timelines with use of company correspondence via all contact channels.
Compiles weekly market survey of comps and reports to Sales Manager and Portfolio Sales director.
Participate in regular goal review and goal setting sessions with managers and coworkers.
Create and maintain detailed logs of contact to tour/sale ratios, objections, close out reasons and other job-related reports.
Trouble shoot and problem solve with Credit and RS team members to streamline efficiency and effectiveness.
Minimum Requirements
Education and Experience
· Associate’ degree or equivalent job related experience preferred.
· 1-2 years sales experience in multifamily housing required.
· 1-2 years call center experience preferred.
Knowledge, Skills, and Abilities
· Demonstrate ability to read, write, and communicate effectively to complete legal documents.
· Demonstrate strong sales effectiveness through active and persuasive communication.
· Strong interest and desire to excel in a sales environment.
· Demonstrate proficiency in property management applications (preferably Yardi, On- Site and Trello), and spreadsheet management programs (Excel) in order to complete required reports and documents.
· Strong organizational skills and attention to detail to produce error-free documentation and create orderly systems and processes.
· Proficient knowledge of leasing processes.
· Excellent customer service skills to be able to interact effectively with a diverse group of people, stay calm under pressure, and provide cheerful assistance to others.
· Proficiency in phone and email etiquette.
· Track record of over-achieving quota.
· Excellent data entry and typing skills.
· Strong phone and verbal communication skills.
· Customer focus and adaptability to different personality types.
· Ability to multi-task, set priorities and manage time effectively.
Job Type: Full-time
Pay: $26.00 - $32.00 per hour
