Job: Roving Service Technician

Job description: The Roving Service Technician will support properties in the absence of on-site maintenance, in support of additional maintenance needs onsite, and on occasions where high level maintenance skills are needed. The Roving Service Technician will report directly to the Maintenance Director.

Essential Duties and Responsibilities:
The Roving Service Technician has the following responsibilities and duties:

  • Equipment installation and troubleshooting, repairs.
  • Ensure the property grounds meet the company standards and any applicable laws.
  • Ensure work orders are completed in a timely manner (24-48 hours).
  • Work closely with the Community Manager to ensure all vacated apartments are made “rent-ready”.
  • Ensure that all common area repairs (such as touch up painting, emergency lighting and exit lighting, doors, etc.) are identified in a timely manner and repaired.
  • Participation in limited on-call coverage when the need arises at a community if applicable.
  • Perform preventative maintenance on property. Proper documentation to be filed and kept.
  • Ensure a high level of customer service to residents and contractors.
  • Work closely with the Regional Managers and Community Managers to assess site needs. Assist with contractor scheduling and completion of these items. Roving Manager to take lead of certain projects if needed.
  • Support the maintenance teams with any training, troubleshooting, or mentoring.
  • Assist with transition of new communities at takeover, as needed.
  • Assist with due diligence inspections for new acquisitions, as needed.
  • Assist the property with all City Inspections efforts to completion. Inspections include fire safety items, elevators, interior/exterior, common area items, Boiler – HVAC and grounds.
  • Conduct property inspections to ensure local and state standards are being met.
  • Any other tasks as assigned by the Maintenance Director.

Qualifications:
The Roving Maintenance Technician shall have the following skills, education, and experience:

  • Ability to travel 100% of the work week. This may require travel by plane or personal vehicle.
  • Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry, and general construction.
  • Understanding of community maintenance budgets.
  • Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors, and the public.
  • High school education or GED.
  • Minimum of 2 years’ experience in multi-family.
  • HVAC Certification
  • Valid Driver’s License.
  • CPO Certification-preferred.
  • Special Boilers Certification- preferred
  • Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors.
  • Overtime and weekend on call rotation.
