Scope: Responsible for completing quality and professional preventative maintenance and building troubleshooting throughout all premises.
Primary Responsibilities:
· Foster a safe work environment that complies with building code and OSHA standards.
· Adhere to MSDS/Chemical management standards for handling various cleaning chemicals.
· Perform various carpentry, electrical, plumbing, painting, and HVAC duties to maintain buildings and equipment operations.
· Schedule and perform preventative maintenance procedures on building mechanical equipment.
· Manage a small team of maintenance staff.
· Thoroughly inspect all maintenance team assignments to ensure quality and safety.
· Coordinate with licensed labor professionals to address complex issues outside of your licensing and expertise.
· Ensure safety equipment such as fire alarms, fire extinguishers, etc., is in place and are in working condition.
· Performs outside custodial duties as required.
· Address the diverse needs of customers in a professional and helpful manager.
· Monitor inventory levels and order new supplies as needed.
· Conduct daily and weekly meetings to keep staff up to date on any changes
· Estimating, costing, and ordering materials to complete work assignments.
· Respond to all emergency maintenance requests at any time.
· Complete other duties and responsibilities as assigned by supervisor.
Physical Demands:
· Stand and squat for longer periods of time (up to 12 hours or more) with scheduled breaks.
· Operate various general maintenance tools and machinery.
· Short and long-distance walking required.
· Use of ladders and step stools
· Use force when pushing/pulling carts that weigh on average 50 lbs.
· Ability work in a physically demanding high stress environment.
· Operate washing machines and dryers.
· Frequently lift an average weight of 25 lbs. with a maximum of 50 lbs. Occasion lifting where weight exceeds 50 lbs. will require assistance of another person or a lifting aid is mandatory.
· Frequently reaching below and above waist and also lifting above shoulders with frequent neck/back/torso twisting without restriction.
· Perform repetitive movements at the wrist including side to side/up or down and multiple grasps of an average of 10 lbs. with a maximum of 25 lbs.
· Occasional exposure to manual dexterity with the ability to type and use 10-key keypad.
Working Conditions:
· Ability to hear and understand verbal instructions as well as safety alarms and signals.
· Ability to communicate effectively; written and orally in English.
· Must be able to see without impairment for inspection purposes and ability to read small text such as product warning labels
· Exposure to extreme hot and cold environments
· Ability to work a rotational schedule (6 weeks on and 2 weeks off or as per manager’s discretion/business needs)
· Ability to work safely and navigate with in small/close quarters and congested areas
· May be periodically exposed to elevated noisy surroundings.
· Ability and willingness to travel/work long rotations away from.
Candidate Requirements:
· High School Diploma or equivalent required.
· Facilities management degree/certification or equivalent experience required.
· OSHA 10-Hour certification required.
· 2-5 years of HVAC, electrical code and carpentry experience required.
· At least 1 year in a customer service role required.
· 1-2 years of management/leadership experience required.
· Experience working in an access controlled or corrections environment required.
· Must be able to work effectively and efficiently with or without supervision
· Strong prioritization and time management skills
· Ability and willingness to travel/work long rotations away from home
· Must be able to pass a background check and urine analysis.
