Millennia Housing Management is seeking an experienced Regional Maintenance Manager to cover a portfolio of properties in the Jacksonville, FL region. This is a full-time position, with an excellent benefits package and attractive salary. We are looking for a person with a passion to provide top-notch service to our residents while performing a job that they love and excel in. In this role, you will train new maintenance staff, provide coverage for properties that are short-handed, provide additional support in turning apartment units for occupancy and inspections. Be prepared to travel! This position covers multiple properties and you may be asked to assist with additional properties within the company if needed. This position requires five or more years of hands-on experience in carpentry and drywall/plaster, plumbing, electrical, HVAC with heat pump experience, painting, landscaping, and apartment preparation. HVAC certification required CPO preferred.
Essential Functions and Responsibilities
- The position requires some on-call responsibilities along with occasional overtime at the assigned location and nearby properties.
- Ability to positively interact with a wide range of people
- Ability to lift up to 50 pounds
- Ability to travel both locally and overnight 50% to 90% of the time depending on operational needs and portfolio location.
- Must be available for overnight stays of 4 nights or more.
- Ability to drive, own and insure a personal vehicle
- Help maintain the cleanliness of the facility and grounds
- Must be able to install or assist with the installation of appliances
- Exterior/ Interior painting and caulking, light drywall repair
- Ability to physically manage painting, pressure washing, blower breezeways, and parking lots
- Walkthrough upcoming or newly vacant units to forecast repairs.
- Walk completed units to create “punch” lists or quality control checklists.
- Assist with the removal of trash or belongings in vacant units.
- Perform quality control on all systems, appliances, and aesthetics (e.g., matching knobs, closet rods installed, blinds are the same color/style, etc.) to ensure the apartment meets move-in standards.
- Assist in prepping units for painting by performing breakdown and put-back of electric and switch plates and other items as assigned.
- Assist with the diagnosis and assist with minor and routine maintenance/repair, as directed, involving, but not limited to:
- Electrical and plumbing (including water lines)
- A/C and heating systems (both electric and gas)
- Electric and gas appliances (washers, dryers, stoves, ovens, refrigerators, water heaters, etc.)

Required Education and Experience
- The Area Maintenance Technician must have five or more years of hands-on experience in carpentry and drywall/plaster, plumbing, electrical, HVAC with heat pump experience, painting, landscaping, and apartment preparation. HVAC certification required CPO preferred.
- Must have reliable transportation as necessary to safely and effectively carry out the responsibilities listed above.
- Must be willing and able to travel. Generally, travel commitments are 1-3 days maximum; however, they may occur weekly.
