Job Description
Job Summary: As a Regional Asset Management Specialist, this role will provide proactive Asset Management and issue resolution for all Construction & Facilities (C&F) related functions up to and including the quality control of relative Mechanical, Electrical and Plumbing aspects of the H&M' s proto-type template Construction Documents. This role will support the setup of all preventative maintenance programs for assets, and coordinate with both internal and external partners to ensure coordination of all assets within the proto-type template drawings at the Americas Region (North and South America) level. Single-source manager for complete building, equipment, and property care, including but not limited to full budgetary responsibility for anything with depreciative value and asset life cycle analysis, as well as reactive and proactive scheduling and coordination.
This position is based in NY, NY within our Expansion Function, and reports to our Regional Construction & Facilities Manager of Specialist.
Core Responsibilities include but are not limited to:
  • Responsible for maintaining the highest level of our store's interior and exterior Asset Management standards, keeping records of depreciative value and asset life cycle analysis, develop and maintain asset tracking tools
  • Collaborate with Store Design Manager to coordinate with template set with relative asset(s), Sales Market Construction & Facilities Managers, Area Facility Managers, Construction Project Managers in the Region including Regional support partners,
  • Serves as a single point of contact for Store Design Manager, Sales Market Construction and Facilities Managers pertaining to store care management of all company owned assets
  • Responsible for mentoring, education, communication and collaborating with Regional Construction & Facilities teams regarding all preventive maintenance programs and services
  • Secure timely and accurate updates to the architectural template set and distribution to all stakeholders on an as needed basis
  • Monitor and oversee any vendor providing services to the program at the Regional level
  • Oversee all Asset Management responsibilities for designated markets
  • Responsible superuser for the facilities work order platform and acting as the Americas representative in establishing new FM systems together with the Regional Head of Construction & Facilities.
  • Analyze and highlight business risks associated with applicable contracts in the work order platform
  • Coaches and trains the Facilities team in facilities provided asset tools, processes, systems, strategy, and tactics
  • Responsible superuser for the work order platform used by the H&M Group, secure the safety and operations of the system including training and cross regional communications
  • Responsible for monthly resolution of issues regarding work order approval and rejection through vendor relations to support a streamlined process for work orders from submittal to payment
  • Responsible for providing Country specific information, including but not limited to new store information, Landlord vs Company asset(s) ownership & term, asset warranty information, asset tracking, program specific requests to support Sales Markets Construction & Facility Managers
  • Actively participate in division focused feedback collaboration groups to provide feedback to current programs from a field and store operations perspective
  • Provide input for continuous improvement for processes and procedures to drive store care to a highly performing proactive/preventative Asset Management program

Additional Accountabilities:
  • Responsible for preventative maintenance services budget
  • Responsible for asset overview for 750+ store locations in 8 sales markets within the Americas Region

What You will Need to Succeed:
  • 5 + years of experience in Facilities Operations Management, including property Asset Management, construction management and/or engineering systems
  • Knowledge of construction documentation management, HVAC systems, Vertical Transportation systems and Asset Management
  • Excels when collaborating and functioning within cross-functional teams in a matrixed organization
  • Ability to influence and impact the performance of groups, subordinates, peers, exhibit leadership capabilities, lead change and mentor others
  • Excellent time management skills such as prioritizing/organizing and tracking details and meeting deadlines of multiple projects with varying completion dates
  • Extremely detailed-oriented while able to manage multiple tasks
  • Strong organizational and time management skills
  • Proficient in Microsoft Office programs - Outlook, PowerPoint, Excel, Word & Power Bi
  • Required domestic and international travel at least 5% of the time

Job Status: Salary, Exempt. Salary Range: $112,800-$126,900
