CubeSmart is seeking to hire a Real Estate Acquisitions Analyst to join the Investments team at our corporate office in Malvern, PA. The Real Estate Acquisitions Analyst supports the company’s investment and external growth initiatives by underwriting self-storage facilities and providing market research and support throughout the acquisition and disposition process.

CubeSmart is among the most prolific acquirers of self-storage facilities, with investment volume totaling more than $2.5 billion over the past three years. The Real Estate Acquisitions Analyst serves as an integral member of the CubeSmart Investments team and will have an opportunity to learn and grow in a fast-paced, collaborative environment while making an immediate contribution to significant Real Estate transactions. The successful candidate will be a strong communicator, analytical thinker, and team player.
Responsibilities
Underwriting Acquisition Opportunities
- Understands various methods to value commercial Real Estate – cap rates, NPVs, IRR’s, etc.
- Analyzes income statements and other financial and operational reports
- Understands demand and demographic drivers that are inherent to a successful Real Estate investment project
- Uses various resources – internal and external to gather necessary information to value opportunities
- Presents findings and recommendations to senior members of the Investments team
Market Research
- Develops and maintains a system to monitor self-storage supply in target markets
- Utilizes numerous systems to research property/ownership information for acquisition opportunities
- Provides insight into market dynamics and fundamentals to better target opportunities to create outsized returns
- Reviews potential disposition targets within the owned portfolio to determine opportunities to recycle capital
Acquisition & Disposition Process Support
- Manages tools to track and prioritize investment opportunities and acquisition efforts
- Assists with Investment Committee materials, including creating slides and analysis summaries
- Provides support during the due diligence process to make sure all materials are received and help with any issues that arise during the diligence process
Company Investment & Growth Initiatives
- Monitors and maintains a corporate evaluation model which consists of ranking company Real Estate assets
- Develops tools and techniques to make screening and the underwriting process more efficient using external systems and company data
- Completes ad hoc analysis of targeted acquisition opportunities and investment opportunities within the portfolio including comparisons of prior acquisitions to underwriting
- Creates a more streamlined database for previously acquired and potential acquisition properties and portfolios
- Bachelor’s Degree; concentration in finance or Real Estate preferable
- Two or more years in commercial Real Estate acquisition or finance role – storage experience preferable but not mandatory
- Advanced Excel and Real Estate financial modeling skills
- Experience with GIS and/or mapping software
- Thorough understanding of financial statements
- Strong attention to detail and organization
- The ability to manage multiple projects at once and shift priorities as needed
- Excellent oral & written communication skills
