Quality Assurance Analyst
The Quality Assurance Analyst will work closely with and communicate on a regular basis with the Director of Construction for Integra Property Group, for the purpose of keeping Integra updated about the progress of the Rehab and any problems that may arise. They will frequently consult with and occasionally meet onsite with the site staff (Regional Manager, Property Manager, Maintenance Supervisor) as they strategize over the best way to handle various challenges as they arise. They will provide various project management services related to the Rehabilitation of these communities to include the following activities:
1. Will involve meeting truck drivers and offloading freight deliveries, maintaining inventory check-sheets, inspecting shipments and sending back any damaged inventory. Inventory management of the products used in the Rehab process; involves comparing packing slips to product received to insure we received what we ordered and paid for, including maximizing the storage container capacity of inventory stored onsite.
2. Routine monitoring and quality control supervision of the work in progress by the various subcontractors performing work at the sites. This includes, but is not limited to:
a. Asphalt work – sealcoating & some resurfacing at common areas such as the office lot
b. Kitchen cabinet, countertop, sink, plumbing and bath vanity cabinet and LED light upgrades and bathroom fixture replacements
c. Flooring installations – includes luxury vinyl plank and cove base, including coordination & oversight of the furniture moving process to allow for the flooring work to be completed
d. Appliance installations – refrigerators, ranges and countertop microwaves
e. Hearing impaired and audio-visual equipment installation upgrades at selected units
f. Elevation Modernization by TKE
3. Ensuring that each subcontractor is adhering to the contract terms and scope as agreed to by Stilly I, LP. Insuring contractors are courteous to residents and staff, ensuring that they stay on assigned schedules and clean up after themselves each day.
4. Perform punch work inspections after each subcontractor has finished their trade work, to look for any deficient work that may need to be redone or corrected by the vendor.
5. Occasional follow up and minor corrections to work that may have been outside of the subcontractors’ original scope. Integra will pay for and provide the materials (or reimbursement for any materials fronted) in the pursuit and correction of this work.
Qualifications:
1. The ability to bend, stretch, and stoup as needed.
2. The ability to lift 80 lbs. unassisted.
3. Ability to use a hand truck or appliance dolly to move cabinet boxes around and to move and relocate boxes from pallets.
4. The ability to be at the property with 30 to 60 minutes.
5. Attention to detail.
6. Reliable transportation.
7. Ability to work with multiple personality types.
8. Good communication skills via email, phone, and text.
9. General understanding of best practices regarding renovations of multi-family properties.
10. The ability to commit between twenty to thirty hours a week to the position.
Job Type: Part-time
Pay: $21.10 - $25.41 per hour
Expected hours: 20 – 30 per week
