Real Estate Investment and Management Company
109 Holdco, LLC (“109Co”) is a private, New York City-based real estate investment and management firm founded in 2023 by Bastien Broda. 109Co manages a 7-property portfolio in Manhattan and Brooklyn totaling 810 units and a high-street retail store (“109Co Portfolio”). 109Co is vertically integrated offering the following in-house capabilities: Acquisitions, Asset Management, Property Management, Project Management, Design & Marketing, Leasing & Sales, and Finance & Accounting. See Appendix for more detail on the 109Co Portfolio.
The Property Manager will be responsible for overseeing the property management duties within the 109Co Portfolio including managing property-level and corporate-level teams and managing intra-department activities between Property Management, Asset Management, Accounting & Finance, and Leasing. The Property Manager will report directly to the 109Co’s Managing Partner.
Operations and Tenant Experience
§ Oversee property-level compliance with 109Co policies & procedures, management agreements, and ownership objectives
§ Monitor property expenses against operating budgets and communicate opportunities for improvement
§ Maintain (and create as needed) site-specific documentation including property information books, planned maintenance calendars, site operating manuals, emergency operations manuals, and vendor logbooks
§ Oversee successful and timely processing of R&M projects including apartment turnovers, tenant work orders, and asset management-initiated projects
§ Bid, negotiate, and administer property-level service contracts
§ Manage vendor relationships
§ Manage property-level compliance with building codes, violation orders, local laws, and ordinances
§ Manage overall tenant experience including effective tenant-landlord communication, experience initiatives, and move-ins/outs
Team Management
§ Manage property-level staff and oversee related hiring, training, scheduling, and payroll processing
§ Conduct staff evaluations and performance reviews
§ Liaise with labor organizations on agreements administration and compliance
§ Facilitate property-level staff's procurement of building supplies
§ Establish and enforce communications protocol between property-level staff and tenants, vendors, and other stakeholders
Reporting and Administration
§ Weekly reporting to 109Co Managing Partner in coordination with Asset Management team
§ Process operating expense invoices including 109Co fees and reimbursements in coordination with the Accounting & Finance team
§ Assist in property-level items within monthly, quarterly and annual reporting including variance explanation and expense justification
§ Assist in lease administration and compliance in coordination with Asset Management team
§ Advise in preparation of operating budgets
§ Manage internal organization of files pertaining to property management
Experience Required
§ Minimum of 3 years of relevant experience
§ Proficient in Yardi, Microsoft Excel, Microsoft Word
§ Effective verbal and written communication skills
§ Team-oriented, deadline-focused work ethic
