PROPERTY MANAGER, Henderson
We are seeking a Property Manager to become a part of our team! You will help plan and facilitate all real estate activities and transactions.
Required Experience/Education:
· Minimum 5 years multi-family industry. We will give preference to any candidate who has started as a leasing superstar and worked their way up. Prior experience as a Property Manager is required.
· Strong financial skills and financial acumen. You’d better know your way around Excel. We speak cash flow statement and ROI here and if you don’t know it there’s frankly no time to teach you.
· Yardi Voyager expert and YardiOne experience. Not kidding. Also no time to teach you this.
· Understanding of Tenant and Fair Housing Law (I know, I know you been through a million classes already, but our lawyers want us to say this.)
· Excellent written and verbal communication, interpersonal and problem-solving skills. Delivering customer service by example is an artform.
· Excellent attention to detail and organizational skills.
· Service-oriented, team player with a great attitude. Residents can be tough- you have to deliver bad news with grace and celebrate good news looking like Jerry Maguire (and if you have to Google Jerry Maguire you also need not apply).
· Experience in the Las Vegas market is necessary.
· High school education, property accounting (P.O.’s, invoicing, coding, rent collections) experience, some mechanical background and understanding of maintenance and landscaping (AC too!), Property Manager certification (not a must).
· On to business – you need to conduct regular property inspections and team meetings. Hire, train and inspire your teams! Looking for creative leaders passionate about their properties and can be a leader that likes to promote and guide their teams.
· Analyze the specific challenges of each property and provide solutions.
· Assist in the preparation of the annual operating budget and capital projects.
· Generate monthly operating reports in conjunction with regional manager, including reforecasts, accruals and variance reports.
· Development and monitor marketing plans for each property.
· Monitor performance of on-site maintenance teams.
· Monitor and review all vendors.
· Creatively assist with all resident issues.
· Evaluates team performance and complete annual performance reviews.
· Attend to the training needs of the team
· Collection of rent or follow all laws/ procedures regarding evictions
· Hold weekly staff meetings and participate in management meetings with executive team members and owners
· Lead all meetings or inspections with owners, investors, and government agencies.
Physical Demands of the Position
Inspection of property will include roofs, attics and climbing stairs and ladders.
May require lifting, carrying, pushing, pulling 20 pounds occasionally, 10 pounds frequently, and negligible amount consistently.
Will include walking and/or standing frequently.
Golf cart driving from time to time
