JOB SUMMARY
Are you interested in Property Management and getting exposure to all areas of residential Property Management? Then look no further! Our Property Management Rotation Program ("PMR") is a rewarding opportunity for a recent/soon to be college graduate who is looking to grow in a dynamic multifamily real estate environment. Our goal is to have you become a Property Management and operations expert through hands-on training within our Leasing, Property Management and Operations departments. PMR employees will also travel to our property sites to gain in field experience in various positions. PMR employees will remain in the program for 12-24 months. Upon successful completion of the program, PMR employees are eligible for permanent placement at one of our multifamily community sites or corporate office.

KEY RESPONSIBILITIES
- Leasing and Assistant Manager Rotation
- Greeting, qualifying, touring, and closing prospects
- Proactively manage outreach and lead generation, converting leads into leases
- Assist in the preparation of marketing material to include newsletters, market surveys, and resident activities
- Uses Property Management software to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information about existing and future residents
- Walk tour route and show units to ensure they are up to company standards and perform cleaning as necessary
- Processing applications, leases, and move-in paperwork
- Review financial statements, property activity reports, and other performance data to measure productivity, and goal achievement and to determine areas needing improvement
- Ensure all required daily, weekly, monthly, and quarterly reports are completed accurately and in a timely manner
- Identify deficiencies and implement corrective action plans
- Maintain thorough product and market knowledge on all properties through site visits and market research
- Review and approve all property purchasing with complete adherence to the budget
- Assist the property teams in all activities related to occupancy, collections, delinquency, exposure, Accounts Payable/Receivable, and online reputation management
- Improve properties by researching and implementing best practices and identifying skills, processes, or procedures that are needed
- Assist with risk management, safety standards, and employee and resident liability
- Assist with escalated resident issues
- Assist with the company's turn policy and ensure apartments are made rent-ready in a timely manner
- Responsible for ongoing property audits including both physical inspection and files
- Community Manager Rotation
- Develop the annual operating budget and marketing plans
- Review financial statements, property activity reports, and other performance data to measure productivity, and goal achievement and to determine areas of improvement
- Ensure all required daily, weekly, monthly, and quarterly reports are completed accurately and in a timely manner
- Exposure to training and developing all onsite staffing, taking disciplinary action, and recruiting when needed
- Maintain thorough product and market knowledge on all properties through site visits and market research
- Review all property purchasing with complete adherence to the budget
- Oversee and/or complete all activities related to occupancy, collections, delinquency, exposure, Accounts Payable/Receivable, and online reputation management
- Recruit, train, mentor, supervise, and develop site staff
- Handle resident issues and manage the property's overall online reputation
- Manage the company's turn policy and ensure apartments have been made rent-ready in a timely manner
JOB REQUIREMENTS
- Significant travel and/or temporary relocation required in the first 12-24 months
- Must have an understanding of budgets and financials
- Team player with excellent leadership, supervisory, and analytical skills
- Ability to train, develop, lead and mentor
- Superior written and verbal communication skills
- Self-motivated, responsible, accountable, and mature, with a desire to excel and grow
- Results-oriented with the ability to balance all business considerations
