GPI is seeks an experienced individual to join our firm as a Project ManagerSpace Planner. This role will facilitate the process, planning, and expansion of spaces for our clients. You will oversee various space planning and management aspects, maintain office standards, and project manage operational improvements and expansions. You'll develop layouts and collaborate with our clients to allocate occupancy and room use needs.

Responsibilities:
  • Report to the manager of projects
  • Design and generate office space plans and system furniture layouts utilizing AutoCAD and will ensure all designs comply with PA standards and are code-compliant
  • Providing project management of build-out of interior office spaces ranging in project value between $2 million and $15 million
  • Assisting upper management with the overall planning of facility space by providing generic space plans, stacking plans, and preliminary schedules to best utilize occupied and vacant space
  • Reviewing contractor proposals, managing project budgets, overseeing RFIs during the construction process, reviewing/managing project change orders, drawing lease exhibits for vacant offices and retail space at NY & NJ facilities
  • Perform field surveys for spaces where no drawings exist; manage NY & NJ office renovations, including office reconfigurations, new construction, staff relocations, and tenant moves; and oversee furniture requirements
  • Coordinate and schedule services of general contractors, electricians, vendors, porters, Technology Department (TEC) staff, facility managers, and material deliveries
  • Perform inspections to ensure all plans and specifications are met; and review invoicing for payments

Qualifications:
  • A.S. or B.S. Degree in architecture, interior design, construction management, civil engineering, or related field from an accredited college or university
  • Ability to manage large-scale construction projects and be responsible for multi-disciplinary project coordination while overseeing S98 budgets/financial reporting at every construction milestone phase
  • Work with PA Architect/Engineer of Record to process project change orders, conduct construction punch list closeouts, and oversee the approval of construction payment requisitions to vendors as well as contractors
  • Proficiency in AutoCAD required
  • Ability to interpret construction drawings, shop drawings and product specifications
  • Advanced skills in space planning
  • Experience working with panel-based furniture systems, and on a construction work site environment
  • Familiarity with ADA Compliance, NJ & NYC DOB Regulations, NJ & NY Building Code
  • Demonstrated experience in problem-solving and project management

Requirements
MINIMUM REQUIREMENTS:
  • Maintain a valid driver's license with a clean motor vehicle report (MVR) for final consideration
  • Possess a personal vehicle for use on or around a job site
  • Read, write, and understand plans and directions given in the English language
  • Basic computer skills with the ability to create and edit Microsoft Word and Excel documents, create Outlook emails and utilize SharePoint and Microsoft Teams to communicate with other team members
  • Able to stand for approximately 3 hours minimum a day up to 8 hours
  • Able to traverse a construction job site consisting of uneven ground varying in height and consistency of material, with a variation of elevation 19" or less (mud, gravel, rutted ground, etc.)
  • Able to wear GPI required PPE, i.e., hard hats, safety vest, work boots, and/or safety glasses/goggles while working
