Job Purpose
The Project Manager is responsible for successfully completing various Operations and Sales projects including onboarding new managers, operating communities that have staffing issues or other operations or sales issues, assist with underperforming locations, and handling other projects as needed.

Duties and Responsibilities
- Work closely with the Senior VP of Operations to increase occupancy as an organization by managing and developing effective Operations and Sales processes.
- Work with our operations systems, Rent Manager, AVID, Listen 360, etc., and our sales systems, Sales Force, etc., as well as general business software. Be able to work with these systems in a manner consistent with the onsite Operations and Sales expectations.
- Depending on the specific project, ensure that the communities operate to our standards and processes. Help new and existing employees with company systems and processes.
- Provide excellent customer service to customers, residents, and vendors.
- Solve problems as needed per project. Projects will include new acquisitions, under-performing assets and communities with staffing vacancies. Other projects could include efficiency improvements, training, incorporation of new systems and process and other projects as needed.
- Provide hands-on assistance working with residents in the community office. Work with potential prospects in the sales office; to include handling inquiries, lead follow up, touring homes and collecting deposits.
- Participate in management meetings as needed.
- Participate in new acquisition diligence as needed.
- Assists in interviewing and hiring of Operations and Sales staff as needed.
- Provides regular feedback to regional managers to help assess the knowledge, skills, and abilities of Operations and Sales staff on an ongoing basis. Coordinates regular skill training and reinforcement to address gaps and opportunities.
- Promotes the company in a positive manner and sets the example for company’s standards for excellence. Serves as a consensus builder between Windward, Community and Sales.
- Performs other duties as assigned.
Qualifications
- Demonstrated abilities in organization, communication, enthusiasm, and effective interpersonal skills.
- Ability to travel with overnight stays. Travel may be extensive. Generally, travel would be Monday through Thursday. Travel will not be more than 2 weeks consecutively.
- Minimum 3-5 years of successful business experience, preferably Manufactured housing/property management.
- Ability to effectively manage time and tasks in a dynamic environment
- Ability to build trust and act honestly in relationships with others. Ability to assess and understand customers’ expectations, needs and circumstances.
- Ability to work effectively with diverse personalities and treat people with respect, dignity, and fairness.
- High School Diploma required, Bachelor’s degree in marketing, real estate, or business-related field preferred.
- A valid driver’s license, clean driving record, and automobile insurance
Working Conditions
This job operates in a professional office environment. This job routinely uses standard office equipment such as computers, phones, printers, photocopiers, filing cabinets and fax machines.
