This role will be responsible for managing multiple construction projects pertaining to TUSA re-images, relocations, and New Stores, including, blueprint planning, permit submittals, equipment ordering, GC bidding/awarding, and execution of the construction project schedule. The CPM, TUSA works effectively with architects, engineers, municipalities, and vendors throughout this process and ensures that construction design standards are accurately being delivered. The CPM communicates appropriately regarding new and relocation construction projects with their regional Business team members to ensure alignment across all disciplines.
Main responsibilities
Construction Management (50%)
- Drive the construction schedule; track and maintain specific deadlines and communicate to ensure a successful store opening and meeting the goal of net openings.
- Partner with operations innovation, field operations, and architects to design the most efficient and cost-effective layout to improve the initial return on investment.
- Manage the construction process for new locations, relocations and renovating existing stores. This includes leading all efforts related to permitting, ordering equipment, quality checking blueprints to ensure accuracy and brand standards, RFP/bidding and awarding a general contractor, managing the budget, communicating to all key stakeholders, and following through with execution to ensure a smooth and strong opening.
- Evaluate and approve all change orders per the approved schedule of authorization.
- Promote urgency with general contractor to complete all punch walk items and submit a project closeout package after the store has opened.
- Develop and maintain a list of quality and cost-effective GC’s.
Construction Administration (30%)
- Partner with TUSA on store remodel pipeline. Identify scope of work and prioritization.
- Track and maintain project pipeline and effectively communicate weekly progress to key stakeholders.
- Work with third party permit expediter to submit required information to municipalities to ensure proper permits are obtained.
- Partner with Equipment & Supply on the ordering of equipment in a timely manner accurate per the blueprints.
- Develop and manage construction budget for each project.
Vendor Management (20%)
- Manage vendors and evaluate their efficiencies, response times, quality of work and cost structure.
- Identify new vendors to deliver better more cost-effective solutions.
- Evaluate vendors regularly to ensure they are meeting our standards.
Qualifications
- Bachelor’s degree (in Business Administration or Construction Management preferred) – or - 2+ Years commercial construction management (retail/restaurant experience preferred)
- Detail-oriented and able to manage multiple ongoing initiatives
- Strong communication skills (written and verbal)
- Proven ability to create and maintain project timelines
- Pro-active approach to establishing and evaluating budgets
