PrideNow is seeking a Project Manager to join a growing mechanical construction company out of Weymouth, MA. This is a direct-hire role looking to pay between $80,000-$140,000/year (dependent on experience). Apply now!

Specific Duties/Responsibilities:

  • Attend a startup meeting and review scope with foreman, estimator, CAD, and prefab department.
  • Purchase or request a complete set of all drawings, specifications, addenda, and bulletins from general contractor.
  • Provide a delivery schedule, cost codes, purchase orders, subcontractor list and approved submittals for the foreman.
  • Request letter of intent and/or contract prior to start of work.
  • Follow up with president on execution of contract and verify that we have a final copy on record.
  • Verify up to date drawings.
  • Go over the job thoroughly with the estimator and identify any issues of concern. Provide an updated file box with the necessary forms required by the foreman.
  • Review (2) week look ahead provided by foreman and report to department head each Friday. Communicate with outside supervisor on any manpower issues.
  •  Gather timecards by noon time Monday. Report all timecards to department head.
  • •Gather buy out information and review with department head prior to issuing purchase order. Issue written purchase orders for all stock, equipment, and subcontractors.
  • Coordinate with all subcontractors.
  • Prepare and submit monthly requisitions by the due date each month. Follow up with general contractor verifying that billing goes through.
  • Request 50% reduction in retainage in the form of a letter once the job reaches 50% completion.
  • Fill out job information sheet for accounting, secure job number. Order all bonds and insurance certificates.
  • Provide emergency contact to general contractor.
  • Make foreman aware of any long lead items at appropriate time frame. Coordinate with foreman on releasing these items.
  • Attend weekly job meetings and walk the site prior to these meetings. Obtain and secure all permits. (Plumbing, gas, fuel, etc.)
  • Submit all material and equipment to the general contractor for approval. Provide the foreman with a full set of approved submittals.
  • Maintain an approved set for the office records.
  • Enforce company policies to field personnel.
  • Photograph the progress of the job.
  • Verify that coordination process takes place. Oversee CAD department and notify the general contractor of any concerns or issues.
  • Cost-code all activities for both labor and material and list job number.
  • Price and submit any additional work or change orders to the general contractor.
  • Obtain record drawings and valve tag charts from foreman once job is roughed and put on CAD. Once the drawings are complete, submit with O/M manuals to general contractor.
  • Report any safety violations to the safety officer.
  • Report any employee infractions to the outside supervisor. Apply for any variances required with the state.
  • Obtain all certificates and necessary paperwork from all subs working for us.
  • Approve all invoices related to assigned jobs. This includes matching up purchase orders cost codes, tax and final discounts/multipliers.
  • Follow up with vendors on all returns.
  • Schedule close out meeting with foreman, outside supervisor and CAD department. 
  • Complete the close out form for record.
  • Bill the job 100% retainage when job has reached substantial completion. Fill out necessary warranty letter to be signed by president.
  • Match up all packing slips to the invoices.
  • Teach/mentor assistant Project Managers where applicable.
  • Fill out a cost to complete form by the 25th of each month and deliver to accounting.
  • Follow up RFI’s generated by the foreman.
  • Follow up with general contractor on all payments from monthly to final payment. Once the job is closed out, the drawings and folder are to be placed in storage for record. 
  • Participate with other Project Managers on manpower forecasting.
  • Fill out site visit reports and maintain for record.
  • A letter of recommendation is required for PR purposes once the job is completed.

Qualifications: 

  • Associates or Bachelor’s degree highly preferred 
  • 8 years’ experience in the industry as a Project Manager/Plumbing
  • Background in mechanical contracting-HVAC & Plumbing
  • Labs, hospital, pharma industry a plus
  • Familiar with RFI’s/RFP’s
  • Journeyman, or Master Plumber would be a plus.
