Haydan Consultants, Inc. is seeking multiple candidates to provide services related to Project Controls Schedule management. The candidate(s) is expected to act as the construction scheduler for assigned projects related to work performed in NY. The scheduler will be required to develop, in connection with the project team and other stakeholders (including but not limited to client contractors and consultants related to the project), detailed resource-loaded construction schedules utilizing CPM methodology that align with contractor timelines, outage
constraints, client activities, engineering, procurement, or other activities that may impact construction work. The resources loaded in the schedule shall be client-internal as defined by the client. Activities with resource loading will, following the completion of the baseline schedule, be integrated with Maximo to generate Work Orders for use by Site Planner staff. The client shall facilitate the assurance of this interface, the consultant will not be required to develop this interface as part of this engagement,
only utilize the interface as directed by the client. The consultant will be expected to ensure the construction schedule is maintained and kept up to date and/or re-sequenced as projects progress through the construction phase. It is the expectation that the consultants will be involved in all regular and/or critical team meetings, as can be reasonably expected given scheduling conflicts between projects, related to construction as it relates to the project; inability to regularly attend these meetings will deem the consultant incapable of managing the construction
schedule.


As part of the baselining and ongoing management of the construction schedule, the consultant is expected to ensure that any contractor schedules provided to the project team for incorporation into the client construction schedule align with standard CPM best practices and/or that the schedules presented by contractors reasonably represent a realistic plan of work with no techniques employed to
hide delays without agreed-upon mitigating actions being discussed. Any issues found with the contractors’ schedule shall be communicated to the Project Manager prior to incorporation into the client's Construction Schedule. How schedules are updated and the frequency thereof may vary based on the needs and requirements of the project team, but for the purposes of response to this scope of work, it is
assumed that construction schedules are updated every week and done either in a live (meeting) setting or via the incorporation of red-lined schedules into the master schedule.


Following each schedule update, the scheduler shall update any activities tied to the client work orders via the Maximo interface mentioned above. Any adjustments or additional activities that require new work orders will be resource-loaded, coded, and interfaced to the work order management system. The scheduler may interface with site planners to ensure proper coding or incorporation of any changes as it
relates to work order activities.


Following each schedule update, the scheduler shall submit to the project team, client Project Program Controls, and relevant stakeholders the following:


1. Full Updated PDF of the entire construction period
2. Report containing:

  • Key accomplishments in the previous period (Tabular or GANNT, as directed by the project team)
  • 3-week lookahead (Tabular or GANNT, as directed by the project team)
  • Critical Path Analysis (can be a narrative, as directed by project teams)
  • Key issues and risks as it relates to the completion of the work within the timeframe of the baseline schedule
  • Other elements as directed by Project team(s)
  • The client shall provide consultants with a template for this report.

Schedule updates must take place in MS Project and be uploaded to the client’s Procore environment following each schedule update. The centralization of construction schedules in Procore will allow for the client’s program-level schedules to align dates with those represented in the construction-level schedule. The scheduler may interface with the Program scheduler to facilitate this alignment
throughout the engagement. Following the completion of the construction period, the schedule will be archived and sent to the client
Project and Program Controls in both Native File and PDF formats. The scheduler will also create and maintain a repository of similar project types that can be used for the templatization of future schedules.
