Our company is built upon the talent and experience of our associates, and we are looking for a driven and team-oriented Preconstruction Project Manager to join the team.

JOB SUMMARY:

Direct and focus effort, expertise, creative talent, and construction management to all project related developmental & preconstruction activities from award through completion of the work. The Preconstruction Project Manager will work in a team-based environment, working closely with the Preconstruction Manager and the Project Solutions General Manager, as well as other team members, to complete projects successfully, resulting in gross profit redemption, customer satisfaction, and potential new opportunities.


DUTIES/RESPONSIBILITIES:

  • Redeem gross profit through effective and persistent administration of the responsibilities and obligations associated with the performance of the work. Monitor project budgets, costs and revenue, and manage project expenses and schedule to adjust for gross profit redemption and owner satisfaction. Report, as needed, to the Preconstruction Manager on any issues that will affect owner satisfaction, energy guarantees and gross profit redemption.
  • Assume direct control of all matters related to a project, including, but not limited to, project schedules and customer relations. Attend project turnover meetings conducted by the sales and development teams and take immediate control of the project. Schedule requisite preconstruction meeting(s) immediately following turnover meetings. Throughout the project, report all difficulties that will affect the quality of the work, issues of safety, customer relations, redemption of gross profit and similar concerns to the Preconstruction Manager.
  • Review and reconcile existing project scope, budget and, schedule documents with contractual requirements and current project status. Promote quality and value of purchases and work performed.
  • Lead project teams (engineering, energy, project management) in identifying project milestones in engineering, procurement, and schedule. Create preliminary project schedules that will be the basis for owner and internal project milestones.
  • Procure equipment and subcontractors as required based on lead time, project schedule, and Project Manager availability.
  • Initiate regular interaction with owner as defined by the project schedule or contract, due to internal project requirements, or as needed throughout the Preconstruction phase of the project. Act as BG project representative until such time turnover to Project Manager is necessary. Timing of this turnover is a group decision made by the project team with assistance from the Preconstruction Manager.
  • May assist the estimating team on precontract development efforts such as scope of work, subcontractor procurement and schedules as needed.
  • Document all changes in scope of work which includes energy related revisions. Develop pricing for said changes and obtain approval from a qualified customer representative, in writing, to provide the additional work prior to providing any effort beyond the sell.
  • Review the basis of the energy guarantee and report on any discrepancies to the auditing department.
  • Coordinate with the accounting department and assigned Project Manager to prepare initial project billings. Provide estimates for billings, when appropriate.
  • Support department operations, including but not limited to, "take off' and estimating needs, attending meetings, procurement, sales, and similar activities.
  • Pursue new sales and customer development opportunities with the Preconstruction Manager. Participate in and/or lead activities to develop new projects.
  • Prepare weekly timesheets, charging individual hours to projects accurately. Charged time to projects is expected to be equal to or exceeding 80% of available work hours.
  • Pursue, establish, and maintain relationships with preferred vendors and sub-contractors. Initiate regular interaction with preferred vendors and sub-contractors and develop productive relationships with business associates at every level of the company.
  • Other duties as assigned within the scope of the Preconstruction Project Manager role.

QUALIFICATIONS:

  • Bachelor's degree in engineering or construction science/construction management.
  • Minimum of two years' related experience in institutional projects.
  • Willingness to travel up to 25%
  • Driver's license and reliable transportation

  • Strong communication skills (oral and written); must be able to effectively relay information to various audience groups, including, but not customers and perspective customers, managers, leadership, colleagues, and business associates
  • Strong interpersonal skills; ability to foster and maintain positive working relationships with individuals internal and external to the company and from various backgrounds
  • Strong organization skills with the ability to self-motivate and prioritize tasks; must be able to effectively manage own schedule with limited oversight
  • Must be able to prepare professional written communications (emails, documents, etc.)
  • Must demonstrate professionalism and tact in all interactions
  • Demonstration of time-management skills with a proven ability to meet deadlines
  • Good analytical skills; ability to analyze data and relay trends and potential outcomes; ability to evaluate problems and identify resolutions; good negotiation skills
  • Proficient user of Microsoft Office Suite and Adobe PDF
  • Familiarity with project management software (e.g. Procore)
  • Ability to maintain satisfactory attendance

The physicaldemandsdescribedherearerepresentativeofthosethatmustbemetbyanemployeeto successfully perform the essential functions of this job.
  • This position requires regular travel by car to perform the required functions.
  • While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.

    • While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and move up to 10 pounds and occasionally lift and move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
