Operations Manager - Affordable Housing

Responsibilities
As the Operations Manager for Affordable Housing, you understand that it all comes down to getting people and process right. You're a change maker - identifying and executing specialized projects across a region of Affordable Housing properties to improve overall operational performance. You understand the value of collaborative communication and detailed project plans, and are comfortable with competing priorities. Successful Operations Managers inspire teams to move strategy forward - an essential component to regional performance. You'll report directly to the Senior Vice President to collaborate on region-wide priorities. The best part? In this role you will drive portfolio performance with a focus on maximizing collections, wait-list management, and special claims oversight for our communities in Buffalo and Syracuse, NY.

WHAT YOU'LL BE DOING AS AN OPERATIONS MANAGER

• Must be willing to travel to properties around assigned New York geographical region throughout Western New York (Buffalo and Syracuse, NY) up to 50%.
• Identify and prioritize special projects to improve the portfolio's operational and compliance performance in collaboration with the Senior Vice President/Regional Vice Presidents.
• Create and implement strategies to ensure compliance with Section 8, 236, and LIHTC regulations.
• In collaboration with the Director of Facilities, develop, implement, and assure continued implementation of preventive maintenance programs.
• Support initiatives that build community with employees and residents.
• Partner on property redevelopment and rehabilitation efforts.
• Create an engaging, inclusive, diverse growth and learning culture throughout region.
• Foster strong partnerships with property support teams (e.g. Compliance, HR, L&D) to address concerns and for assistance as needed to advance regional performance and talent.
• Build an "always ready" mindset throughout the region.
• Ensure strong regional safety focus.
• Other job duties and special projects as assigned by manager.

COMPENSATION:

• $100,000.00 - $125,000.00 / year
• Annual Performance Bonus

Qualifications

• 5+ years multi-unit Affordable Housing (Project Based Section 8 and LIHTC) residential leadership experience required
• Must have reliable method of transportation and willing to travel to properties in assigned New York geographical region including but not limited to Syracuse and Buffalo. (North West/Upstate Central NY)
• Experience with Affordable Housing compliance including but not limited to recertifications, reconciliation, and special claims required; proficiency in Real Page One Site strongly preferred
• Thorough working understanding of Operating Statements and budgets
• Bachelor's Degree or equivalent experience
