The candidate best suited for this role would need to possess a strong working knowledge and application of international codes and design for large commercial projects. Able to provide solutions for challenging applications and complex field problems. The HVAC Project Manager is responsible for estimating, bidding, winning, negotiating, and managing HVAC projects from quote to grave", bringing technical expertise in commercial new construction and retrofit, including chilled water, VRF/VRF, Chilled water, and VAV systems. Combined with the ability to guide our employees to safely and efficiently complete the project – on time and within budget! In this role, you will provide overall management direction on large commercial mechanical projects and develop new business opportunities.
Specific Responsibilities include:
- Provide comprehensive and competitive proposals that meet all specs and guidelines to gain new projects while providing valued engineered solutions to meet the clients budget requirements.
- Be the Leader- Take responsibility for each assigned project in partnership with the designated project superintendent.
- Evaluate the contractual scope of work.
- Initiate and maintain liaison with prime client and A/E contacts to coordinate scheduling activities and facilitate successful construction activities.
- Negotiate, prepare and issue changes as needed. Actively pursue additional work through change orders.
- Manage all financial aspects of contracts (costs, billings, and collections) to maintain profitability goals and positive cash flow.
- Manage risks. Investigate potentially serious situations to circumvent problems or promptly implement corrective measures as required.
- Ensure project document controls are in compliance with contract requirements and company standards.
- Attend job progress meetings as required. Develop and maintain viable long-term relationships with customers, consultants, general contractors and subcontractors.
Skills, Knowledge, Qualifications Experience:
- 10+ years experience in mechanical contracting, managing projects valued at $3M+ in hospitality, mixed-use high-rise, or large commercial projects.
- Thorough understanding of industry practices, processes, standards, codes and all aspects of HVAC, WSHP, VRF, Chill water, etc., and their impact on project activities
- Mechanical Engineering background
- Computer savvy working with estimating software, Excel, Procore, CAD and other related programs.
- Strong project management skills, including documentation, cost control, procurement, scheduling, change order pricing, negotiating
- Superior communication and interpersonal (tact, diplomacy, influence, etc.) skill
- Experience compiling and completing estimation of various commercial projects
- Ability to apply innovative and effective management techniques to maximize employee performance
