The Mechanical/Plumbing Project Manager works with Gordian's Construction Management team at Department of Education ("DOE") and its Job Order Contracting (JOC) contractors in the development of renovation and modernization project scopes, reviews price proposals for accuracy, and manages work in the field through completion and close out/Transfer. The successful candidate will receive extensive training in the Job Order Contracting (JOC) procurement solutions offered by Gordian.
Responsibilities:
Provide support for Gordian products and services for Department of Education ("DOE")
Primary roles/responsibilities will be to provide Construction Management Services for various types of work in school buildings throughout the 5 boroughs of NYC.
Mechanical/Plumbing Project Manager will be responsible for coordinating the work with schools and stakeholders, overseeing construction activities, maintaining the project schedule, site safety inspection, project tracking and reporting, managing communication between all stakeholders, project closeout and transfer and managing contractor payments on multiple projects.
Will be expected to manage multiple projects at various stages of the construction process (design, preconstruction, permitting, active construction, closeout/transfer)
Manage material take-offs from plans and specs as well as create and review detailed construction line-item estimates/proposals detailed construction line item estimates/proposals
Constructability review during design process and provide input on design to help fast track nature of the program.
Schedule controlled and compliance inspections on projects that are applicable.
Identify, assess, and address issues and problems impacting assigned projects to ensure quality and high standards of performance and compliance in both design and construction by all consultants, vendors, and stakeholders.
- Visit various job sites on a regular basis in the performance of the above duties.
Qualifications:
Bachelor’s degree in engineering, Mechanical, Architecture, Construction Management, or a related field, or comparable work experience
5+ years of construction procurement, construction management, or general contracting related experience in both Mechanical/Plumbing construction preferred.
Strong knowledge of NYC regulatory agency requirements for project filing, permitting, inspection and close out (i.e.. NYC DOB, FDNY, NYC DOT, NYC DEP, etc.).
Extensive knowledge and experience in commercial public construction operations, pricing and contracting, including scope development, and estimating.
High level analytical skills and problem-solving capabilities, and the ability to effectively manage several projects in development and in the field simultaneously.
Knowledge of HVAC and Piping Systems, building products, construction details / design and relevant rules, regulations, and quality standards.
Excellent customer service and communication skills, strong interpersonal and team building skills.
Knowledge of MEP estimating scheduling and cost control
High Proficiency with Microsoft Office products, including Word, Excel, Project and Acrobat Reader, ability to develop and generate custom tracking documents and reports.
Job Order Contracting experience is preferred, but does not require, comprehensive understanding of various public procurement and project delivery methods and requirements.
The ability to travel 70% to 80% (locally within the 5 boroughs) and reports to the NYC Long Island City Office.

This position is also eligible for bonus as part of the total compensation package.
Base pay offered may vary depending on various factors, including, but not limited to: job-related knowledge; skills; experience; and other eligibility factors such as geographic location.
