Responsible for supporting the planning, execution and on-going management of the Regional Health Ministries (RHM) Real Estate portfolio ensuring alignment of established objectives, strategies and initiatives in West Michigan which includes the Grand Rapids, Muskegon and Grand Haven Markets. Candidates in SE Michigan or West Michigan will be considered.
In assigned regional or market locations manages all day-to-day Real Estate leasing transactions, property management coordination, build-out coordination and move management activities.
Supports high volume monthly transaction activities, (i.e. lease agreements for renewal, consolidations, expansion and termination). Interfaces with multiple internal departments within the RHM and Trinity Health System corporate office. Serves as the internal subject matter expert and resource. Reports to Director, Real Estate Services for Michigan, Florida, and Georgia.
REQUIRED EDUCATION, EXPERIENCE AND CERTIFICATION/LICENSURE
- Education: Bachelor's degree in business administration, Real Estate or related discipline. Advance degree preferred, (i.e. business, law)
- Experience: Five (5) to (7) years of active corporate Real Estate experience with a high concentration portfolio and transaction management.
- Health care experience preferred.
- MI Real Estate Broker License preferred, not required.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Responsible for day-to-day operational Real Estate functions. Assists in planning and gaining support, and executing established objectives, strategies and initiatives. Responsible for on-going management of the organization's Real Estate activities ensuring alignment with the established objectives, strategies, and initiatives.
- In assigned regional or market locations manages all day-to-day operations, which includes basic Real Estate leasing transactions, customary property management duties, build-out coordination and move management activities. Instrumental in the development, implementation and ongoing execution of operational services, policies, practices and procedures.
- Responsible for operational implementation of plans for leasing including lease renewals, consolidations, re-configuration, renegotiation, expansion and relocation actions. Contributes to managing and addressing high volume of monthly transaction activities.
- Works with Director and Planning to provide recommendations on space usage, site optimization, re-deployment of underutilized assets and strategies needed to address unique market conditions.
- Prepare annual business plans/budgets. Primary responsibility for expense portion of budgeting process. Produces and implements, upon approval annual budgets including necessary capital expenditures for the properties. Prepare CAM reconciliation & CPI adjustments within the Lucernex framework and with the appropriate RHM accounting departments.
- Assist in implementing overall marketing and leasing strategies, programs and activities that optimize the owner's available space. Establish and maintain strong working relationships with all tenants, internal Planning and Facilities groups, the hospital(s), property owners, project developers and their designated representatives. Maintain strong tenant relations and satisfaction and by utilizing or establishing a monitoring program.
- Coordinate tenant moves and related issues. Oversee disbursement and approve contracts related to all third-party Tenant Improvement Allowances. Act as Project Manager for build outs and renovations, obtaining quotes and creating purchase orders as needed.
- Serves as a resource for space programming and utilizes current standards, trends and practices. Recommends new space selection utilizing analysis of alternative locations, negotiations, and approval process development and coordination. Coordinate with management on design, construction and move process.
- Manage the operations of staff and vendors to include administration, maintenance and repair, janitorial services, leasing and marketing, renovation and construction, personnel activities and financial activity. Manage issues between vendors and tenants.
- Maintain, or assist in maintaining current files containing tenant and vendor certificates of insurance, tenant emergency notification information, building life safety security procedures, as-built drawings, building certificates of occupancy, warranty manuals and other records required for the efficient operation and administration of the property.
- Initiate and authorize expenditures, appropriations, and commitments on pricing strategies, which are within the limitations of delegated authority and, for those outside this level, recommend appropriate action to ensure proper control of expenditures. Review and approve all work order agreements and purchase orders for equipment and supplies to ensure proper control of expenditures.
- Responsible for operational implementation of a capital improvement program to ensure that the buildings maintain the superior image in the marketplace and introduce cost saving systems and materials to keep operational expenses to a minimum. Coordinate the construction and renovation projects with Planning, building staff, and tenants.
