Overview:
The Maintenance Technician is responsible for addressing an array of apartment and property maintenance duties as specified by the Maintenance Supervisor and/or Property Manager, and for maintaining the highest standards in customer service and curb appeal of the assigned apartment community.
Essential Job Functions:
- Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance.
- Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Inspect the property grounds, buildings, and common area amenities (swimming pool, fitness area, mail box kiosks) to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
- Assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
- Conduct preventive maintenance as scheduled and/or directed.
- Promptly communicate with Maintenance Supervisor and/or Property Manager concerning all maintenance issues at the property.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Safely operate all maintenance tools, equipment and machinery in accordance with manufacturer's specifications and company policy.
- Complete all required training courses.
- Perform daily maintenance tasks, such as service requests and unit make-ready (punch, paint, etc.) ensuring timeliness and quality standards are met.
- Participate in emergency on-call/after-hours maintenance assignments; adhering to established response times and addresses emergency issues appropriately.
- Perform and assist other maintenance team members with various maintenance troubleshooting.
- Assist with vendor management and vendor quality control.
- Assist with monitoring inventory of maintenance supplies and equipment.
- Deliver communication documentation to residents as requested.
- Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
- Contribute to community resident retention programs.
- Preserve and respect applicant and resident confidentiality.
- Foster a positive, active and collaborative relationship with residents, other communities and associated agencies.
- Complete special projects as assigned by Maintenance Supervisor and/or Property Manager.
- Adhere to all company policies, rules and regulations.
Requirements:
- High school diploma or equivalent is required.
- Minimum 1 year of experience in the property management industry or directly related field.
- Ability to read, write, comprehend and converse in English.
- Intermediate proficiencies with all basic Microsoft Office applications.
- Ability to correctly operate basic office equipment -fax, printer, phone etc.
- Must maintain a strong focus on customer service.
- Ability to multi-task.
- Thorough understanding of local, state and federal Fair Housing laws.
- Ability to work successfully with a variety of personality types.
- Exhibit overall dependability to able to consistently meet deadlines.
- Ability to use discretion and maintain confidentiality.
- Must be licensed, insured and able to drive a vehicle.
- Observe company dress code policy.
- Observe all safety precautions and wear the appropriate safety gear in accordance with company policy.
- Maintain a regular schedule which may require working overtime, weekends and non-traditional holidays. Additionally, when required, be on-call and provide assistance during staff deficiencies.
- Travel may be necessary.
Physical and Mental Requirements:
- Employee must be able to lift and or move, up to 100 pounds.
- Climb and work on ladders; climb stairs.
- Work with arms raised over head.
- Stand/walk/sit for long periods of time.
- Bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.
- Ability to tolerate extreme climate change dependent on the season and location.
- Repetitive motion with body extremities including: hand, knees, wrist, hips, feet etc.
- Ability to work well under high-pressure situations.
- Ability to work autonomously and in a team environment.

Additionally, a credit check will be pulled on all positions requiring cash handling in accordance with state and local laws. These searches are conducted by an outside credit reporting agency in accordance with the Fair Credit Reporting Act.
